Thanks so much for all the comments about open houses today. I have really been concerned that it was in fact extinct. I am so glad that so many agents have the mind set to get back to the basics and the openness to still use innovation. I have had a 5 hour open house today and worked many files on my laptop and had more than six solid leads! So to all you naysayers...... nanny nanny boo boo

I love open houses - almost always get a lead or two.

Was your Open House in a subdivision where you can walk from home to home?  A lot of our areas where I sell real estate are rural and open houses just do not get good turn outs generally.

This is a patio home community with homes starting at 330 and up. It is for a builder, but it is a hidden community and they have had trouble getting attention. I have had experience in all types of open houses.

it depends on your area..I think they are dangerous in today's environment...letting a total stranger inside the home with you or even a group of people,,,what would you do???

I agree, I had an open house today, I have 2 solid leads and the seller is very happy. She did a super job at staging and is very proud of herself and so am I. People that won't do open houses are not prepared to work!!!

Open Houses do work!  I used the Internet to market the Open House and my other listings.  Yesterday, I had an open house for an estate property that isn't in the MLS yet.  No For Sale sign, No Open House signs were up.  We were in the front yard working the on the landscaping.  Marketing material was in the house on the fireplace mantel along with a cooler of beverages.  The consumers interrupted us versus us looking like we were ready to pounce on them.  I did the first showing and then I stayed in the front yard looking like a wild woman with hedge clippers and people just kept stopping because they saw two woman out front talking to people with that familiar sized paper and I would turn my head an say "Yes, it's for sale".  They parked it and we met alot of neighbors that couldn't believe two women would be doing the landscaping while holding an open house, to a couple of Realtors who saw our ad and some good qualified buyers with no Realtor representation, and two buyers that are getting their paperwork together to present offers tomorrow.  Oh and one investor that we are meeting with this week.

Today, I was out on the front porch of another one of my listings - I was knitting!  Got interrupted some more today.  For Sale Sign up with Open House sign only at the property.  Sooo many signs at the corners from my competitors that they stopped because I wasn't one of the signs!  Kind of reverse marketing but it does work.
