First it gives the seller and the listing agent a good idea of what things need to be fixed or upgraded so there are no surprises when the buyer gets their inspection. Our pre-listing inspection is about half the cost of a full inspection and concentrates on the big ticket items - Roof, Plumbing, Structure, Electric, Heating/AC.

We have seen the listing agent purchase the inspection, we have seen the seller purchase the inspection and we have seen the listing agent and the seller split the cost of the inspection. The total cost usually averages around $200 in the New York area.
