In order to make sure that you are purchasing a home by the rules and regulations set for by the state of Colorado and to make sure the title/deed is transferred to you properly, it is in your best interest to contact a real estate agent at the beginning of your buying process and take advantage of this free service.

I know there are a lot of “Do It Yourselfers” out there and “For Sale By Owner” programs but let me warn you, in a real estate transaction the majority of the liability is on the shoulders of the seller and if one step is missed or one mistake made on the Colorado Real Estate Contract you could find yourself in a terrible situation. I always think about the saying, “short term gain, long term pain.” In addition to the benefits outweighing the cost of using a professional, in many cases it can be very affordable. Keep in mind that you don’t pay your agent until the property is sold, so there is little risk to using on. If he doesn't sell your home successfully you owe him nothing. If you are a seller and all you need is a contract executed and some assistance with completing your transaction (meaning you already have a buyer) then many agents will assist you with that for a very reasonable fee. If you are a seller who will also be buying in the near future and are willing to use that same agent to assist you with your purchase, then many agents will waive the listing fee all together since they will be making money by helping you find a home.
