Well over 3 years ago, some buyers in Powder Springs, GA were in the process of buying a new home for sale with me as their advocate. Before drafting an offer to purchase, I had the buyers obtain a GFE (good faith estimate) from their mortgage lender; this document gives a break down of closing fees being charged. Once I had this information, I was able to put together a purchase contract that specified all closing costs were to be paid by the home builder. While this may sound simple, one must know how to interpret the GFE and then clearly outline in the purchase contract how the builder-paid funds are to be allocated at closing. An error in this matter can result in some of these monies going back to the home builder.
There is important lesson here: a home buyer must clearly spell out in writing every detail to avoid misunderstandings -- and leave little to interpretation. To avoid unforeseen surprises, you must know what pitfalls to look for. It has taken me multiple transactions throughout my career to fully grasp them -- and they become an asset to new home buyers in Powder Springs, Georgia.
