MRIS Won't Scrub for Listing Agent Phone # in Remarks

By
Real Estate Broker/Owner with Northern Virginia Homes - FRANKLY REAL ESTATE Inc

The MRIS has a rule. A listing agent is not allowed to put their contact information in the public remarks.

I have reported via compliance@mris.net over 200 violations in the last 2 years. I have begged them to do a minimal amount of scrubbing to block this in the first place. They current block www and .com, but not area codes.

What is the reason for not blocking 703 area codes?

From MRIS: "While it is a violation to give a phone number such as 301 555-5555, it is not a violation to say "near RTE 301" This is why each remark must be reviewed individually"

And that was a reply after I sent them 150 homes today with 703 in them. I checked the first 20. All were phone numbers.

So I have a new plan. Using Matrix, my customer will be Compliance@mris.net and they will get an autoemail the moment anybody lists a property with 703. You would think that they could set this up, but they haven't over the 2 years that I have complained about it. Maybe this blog post will help.

They should pay me.

Very smart. What's the potential penalty for including contact info in the remarks?

Frank,

I agree completely with you!  I have never heard of anyone being penalized for including this info in their listings, and so many of them do it!

We had an issue with MRIS regarding a closed sale.  We were the selling company.  A full week after closing, the status had not been changed by the listing agent.  We called MRIS compliance, who wanted my broker to explain why the listing agent hadn't changed it yet!?!  Not the point!!!  They expected my broker to provide the listing agent's user number, broker code, etc...when she did this, they said they still couldn't change the status, and no, there wasn't anything they could do to ensure that the change be made!!!

Unbelievable!!!  Why even have a compliance department?  And why couldn't they look up the agent's broker code and user number???  THEY (MRIS) issued both those numbers to that agent.

You just have to laugh...after you fume and stomp your feet for awhile, of course!

Hey Amy, if the close date was in the past and it was still listed as under contract, they should fix it with just the MLS#. They have done this for me many times.

Carson, the first offense is just a warning. I think they might only charge $50 thereafter.

I know with MLS DOM fudging it was $50, but then I wrote a blog post that was featured in Businessweek and suddenly it was a $1,000 fine.

Great Point! How about agent who manipulate the address: 293 Deer Dr. to (293Deer Dr or 293 DeerDr) and then the tax info? This changes the DOM. I reported via compliance too and they basically told me that they don't enforce it too much!@?  I don't want to take the fine of $5,000.
