You never know what you will find in a vacant house.

This summer I have found a Meth poisoned house.  I have been 1/2 block away from a shooting that just occurred.  I have seen small animals closed up in a home.....

I have seen someone running out a back door as I opened the front..... BUT NEVER THIS!!!!

It was a nice warm evening as I set out to meet a client at a vacant house that is very close to a park.  This corner lot was a highly visible location and the home was a bit run down.  I arrived prior to my buyer, so I went inside to open up and turn on some lights.  I heard a little noise from somewhere, so being the chicken I am - I opened the back and front doors and loudly walked back out the front of the house.  My thinking was that if anyone was in the home, they'd get out while I was in the front of the house.   Also note I carry my cellphone and a very heavy Maglite Flashlight with me on showings.  ( The folks at my office laugh at my little protector - the heavy 12" long flashlight.  I could defend myself with it.)

 

SOooo, there were many people on the street by the park.  A game of baseball was just wrapping up.  I felt safer than usual showing this home.  The neighborhood is much better than many I've spent time in this summer.  The days of foreclosures sure have changed where many of us do business today.  But that is a whole nother story....

My client and I were walking thru the house.  Nothing unusual - other than 50's decorating....  As we were looking around on the second floor I opened a panel to the attic that is about 4 ft high and saw in the darkeness a shadow that looked like feet and legs of a person laying down.  I shreiked a bit and jumped back about 5 feet - then I realized I was looking a shadowy teddy bear!!  

 

That was a little scare - we laughed wholeheartedly after seeing that some kid had probably stashed the big bear there years before....

A real estate tale that ended happily!

April....I love these types of stories.  I've walked in on naked people, squatters smoking weed and most recently a nasty situation for me.  I opened the cutest little Tudor home you've ever seen only to have a rain storm of 100+ live cock roaches fall on me, into my shirt, in my jacket, everywhere.  They were crawling up and down my legs and everything.  My buyer didn't see what happened.  I went ahead and showed and ignored the crawling as much as possible.  Got home, stripped butt naked and freaked out!  Lesson #1:  Try to keep it together  Lesson #2:  Always bang on the door really hard before entering!

Mel - Yep, good ending!!  I did sell this one too.  Bad inspection though, somewhere between $15 and $20K to fix a bad basement.  Seller can't come up with the money..... Another deal fallen apart!

Teddy Bear ... I would have reacted the same way! lol We have a guy in our office that actually SHOT an intruding CHRISTMAS TREE with a shotgun! But that's a story that will have to wait until yuletide!

The first showing I ever did ended with me screaming and running out the door.  The sellers had two birds that had gotten out of their cage.  They didn't make themselves known until after we had toured the home.  They started squawking and one flew into my hair.  Talk about a scare!!!  I don't have much experience with birds and I wasn't hurt.

Richard, SHOT the poor tree, that guy packs a gun when he shows houses huh?  We can't carry a gun in Wisconsin - what a shame.  That leaves the criminals with the guns and us to fend for ourselves --- with MagLite flashlights.  HA Ha.  I can't wait to hear more about this one in the winter.....

Showing vacant properties can be a blast. Get a Big can of pepper spray April just in case.

April, So true... you just never know.  A buyer opened an oven one time and the biggest roach I've ever seen jumped out.  I though we all were going to wet ourselves.

My first new construction sale, the buyers, building supervisor and I were doing the final walk-through before settlement and the builder and buyer climbed down into the 5' conditioned crawl space.  The buyer looked to one side and said, "What's that?"  (Ribbit.  Ribbit.)  It was a big, juicy frog.  "What's that over there?"  Turns out a worker had left the exterior crawl space cover off the opening, and there were 5 fat bullfrogs that the builder hauled out that day.

Fast forward 2 years plus...I was attending a meeting at the above-mintioned homeowner's house in early June.  Walking up to her door, I saw many tiny frogs (1/2 inch and smaller) hopping at the edge of the grass.  I asked her about it, and she said they are everywhere!  A pest control expert told them not to kill the Kermits because they eat nasty bugs, but he did scoop about 50 of the little guys out of a window well and dumped them into the pond behind their house.  Perhaps those waterfront sites aren't always worth the lot premium!:)

Dianne - that is such a cute story.  The frogs do eat so many bugs - sqeeters especially, I imagine they are a wanted commodity on a lakefront/pond/water property.  They must like her crawlspace.
