Flattery will get you everywhere. Or will it? I know you love your home. I know you think it's the best one on the block. I know you think it's worth more than those others on the market right now. But please...before you let your emotions get the best of you, logically consider the reality of where your home stacks up by learning about the market.
Sure, go ahead and interview more than one agent. Listen to what they have to say. Ask tons of questions. But do NOT just list with the agent that tells you the highest list price for your home. This will NOT get your home sold. Instead, it will most likely allow your home to sit on the market month after month while all the homes around you that are priced appropriately sell.
You have to look very carefully at your neighborhood statistics with heavy emphasis on recent sales. Not the neighborhood down the road...your neighborhood. You see, those statistics explain to you very clearly what homes are actually selling for. Not what they hope to sell for, but the actual SOLD price. Sold homes are reality, homes still on the market are just a hope.
When an agent shows you evidence of what is happening in your neighborhood and alerts you to how other homes compare to yours, he/she is giving you great knowledge. Sometimes it's hard to digest reality, but if an agent is giving you a lower price than you had hoped for along with showing you proof, I don't know why you would refute that. What you should refute is an agent giving you a higher price with evidence that makes no sense or no evidence at all. How can you possibly list your home to sell based on blind hope? You shouldn't.
Please listen carefully when choosing an agent to list your home. Our job is not to flatter you, but to get your home sold. Evidence is evidence even if it's not easy to see or hear. If you want a good agent to list your home, list with the agent that isn't afraid to tell you the truth. Whatever that truth may be.
Flattery will not get you everywhere. At least not when selling your home.
