As I sat in my open house last Sunday for 2 hours, all by myself, I got the impression that open houses are going the way of real estate house publications and mls books. Is it possible that today's buyer doesn't need to spend Sunday afternoon driving around and looking at homes?
I think all the new photo sites, virtual tours, and videos of homes is quickly eliminating the need for open houses. Open houses were a way to see houses for sale years ago when the MLS consisted of a book with one exterior photo. Today, at a minimum, a buyer can easily see 10 to 12 photos of the interior of a home, not to mention a virtual or video tour, right from their house or job 24/7. In addition, a lot of home owners are more security conscious as people who come into the open house may be coming for bad reasons.
So, as I sat in my open house, thinking that this is a dinosaur of marketing, there must be a way to tell the seller that there are more effective ways to spend my time then sitting for 2 hours in their home on Sunday afternoon. Consumers want access to homes, with video and virtual tours, 24 hours a day and I think we should give it to them. Spend that time marketing their home the way the buyer wants it marketed and you will find more clients to work with.
