When I take on a new listing, my client and I have a long conversation about market conditions, the true value of their home, the condition of the home, inventory and marketing in our area.

Many times I get a call from a homeowner that is not having any success with selling their home and they ask me to take on the challenge.

This is the case in this nice little home just North of Charlottesville:

Ruckersville Real Estate

My new clients had been on the market since last December and they were extremely frustrated. They had very few showings and no offers.

Well I decided to take on the challenge because the homeowner had the right "attitude".

We went to work right away. There was work to do on the home and marketing to get the word out to the buyers in the area.

See : Charlottesville Real Estate - Research Park, NGIC, GE and A View of Things to Come....

Well we did a lot of work (very quickly I might add) and we are now under contract after only 7 days on the market! (Multiple offers!!!)

When selling your Charlottesville Real Estate, remember that (in this market) you will have some work to do. There is a lot of inventory and you have to stand out!

ask me how?

Charles, this is very nice property. What are you doing to get it sold in seven days? Great job! Beeing straight with the sellers is my policy.

Like you said Charles, if the home owner has the right "attitude" and they are willing to work with you, the house will sell.

What a cute place!  I love sellers that have a "Great Attitude"!  We are seeing many multiple offer situations here in the Fullerton area.  If a house is priced to sell and has a good agent doing marketing and all the right things....it sells quick!

Charles - Sellers Attitude - Agents Marketing Skills - and timing all play a part - nice when they all come together at the same time when marketing a property

Charles,

This is a great looking home with nice views.  You are right.  The seller's having the right attitude and a hard working agent, along with great home (and I'm sure pricing helps) makes for a winning combination.

Congratulations!  Goes to show that homes are selling despite the bad news from the media.  LOL

Charles, thanks for the phone call the other day. Surely you have another one coming. It is the little acts of service and going the extra mile that get the job done and done right. It is no wonder that you are so successful Obviously you are the shiny apple!

Charles - I like the idea of you doing a post on how you got this one under contract in a week in this market! Indeed, customer attitude is half of the battle! It is the #1 reason we turn down a lot of listings!
