If you are intent upon getting 100% financing and are eligible for a VA loan or can purchase a home outside of the Orlando area and can get a conventional loan for 100% financing through the USDA Rural Home loan program, then GREAT.  Otherwise, if you are a housing industry professional, a prospective home buyer that needs 100% financing, or someone who has already been helped by private downpayment assistance (Nehemiah or AmeriDream), we NEED YOUR HELP.

I did this a week or so ago.  Senator Bill Nelson sent me a response that he wasn't concerned that Nehemiah and such were allowing people to buy houses that should not be buying at all.

Whoa!  That is a very undiplomatic response to you from the Senator.  This year, I have really only worked with Buyers who really need DPA due to no cash on hand.  Perfect example:  I found a beautiful house for a pharmacist who had really no money for down payment or closing costs, even though she makes a KILLING doing what she does b/c she is paying back her student loans.  Nehemiah was PERFECT for her.  We got everything paid for for her (inspections were POC by her, of course) and she got a few hundred bucks back at closing b/c she found a really good/cheap insurance provider that got her a good deal on insurance.

Hi Lisa, in today's market this would be a big loss not to have these funds available.  Being part of the solution is always better than not doing anything!  Nice funding update Lisa.

With so many REO's and short sales in poor condition, most of my buyers are using DPA's in order to have cash on hand to make repairs and improvements.  What a poor response from the senator.
