It's so nice to have a HANDYMAN around the house, when you need him.  Well, I surely did need help.  Maintaining a home is a complicated and expensive job, but essential.  As a real estate agent/broker, over the years, I've seen many properties that lost significant value due to poor maintenance.  Conscientious home owners will benefit in hard dollars when they sell their home if it has been well maintained.  However, some of us just don't or can't perform many routine maintenance jobs ourselves.  I'm one of those folks.  For one thing, my parents didn't give me a toy tool belt when I was a child.  They gave me dolls.  So, I had five children and learned to cook.  I never learned to "fix things".  At this point, I don't want to.  Today, rather than perform routine property maintenance, I spend time working on web sites, answering my telephone and hanging around ActiveRain. 

So, I hire trained,  experienced professionals to do the maintenance tasks that are essential to keeping a home in good repair and preserve the value of my real estate investment. 

My home in Western Loudoun County is 2 years old and, at this point, it was time to do a walk-through with a competent person capable of evaluating condition and recommending maintenance or repair.  Ryan Sengpiehl, a general contract but offering the general handyman skills that my home needed.

2 year maintenance tasks performed:

  • Replace wooden trim at garage doors with maintenance free trim.
  • Repair ceiling spotlights and replace bulbs.
  • Repair and finish drywall cracks throughout house and around Sun Room window.
  • Drain hot water tank.
  • Run TV Cable into Recreation Room in Basement and repair wall.
  • Secure hoses at water treatment system that drain into sump pump.
  • Replace all filters for heat/cool systems.
  • Secure window well covers.
  • Refresh all caulking around house. 
  • Secure outside water faucet and repair plumbing line (was leaking into basement).
  • Scrape (rust) and Paint iron railings at basement exit. 

I still need to get a few things done, but that takes another member of the All Seasons team.  I plan to get the exterior of my home power washed and the windows and screens cleaned.  Next week.

I'm set for another 2 years.

Brian.  I will promote them.  These generalists are hard to find.  This company offers not only the easy to find electrical, plumbing, carpentry services, etc., but they'll do whatever you need.  At least, they did everything I asked. 

Bill.  Agreed.  Over the years, I've had my sons to do many things for me but, they're not easily availalbe now so I really needed to do some "catch-up".

NIce tribute to a well qualified company that I'm sure will appreciate what you have done here. I do some things myself but many are better suited to someone far more expert than I. It's amazing how many homes we see where deferred maintenance is jsut screaming for help. Buyers notice this stuff and are, rightly, leary of these properties. It coss so much less to take care of these issues than to deal with the consequences.

Jeff.  Agreed.  I'm a hound dog when it comes to maintenance.  If I see a house that is in bad condition, my buyers and I always estimate what it would cost to bring things up to speed.  In fact, when we see a house that is cluttered and dirty, I always wonder how often they changed the filters.  Mmmm.

Jim.  Absolutely.  Not every home owner can perform all necessary maintenance and deferred maintenance will cost money in the longer run in shortened life of systems and just plain ugly.

Lenn, I totally agree with you.  I am pretty handy but there has been absolutely no time to work around the home in the last 2 years.  It is a must to find a "handyman" that can take care of those tasks that you promise your wife you will take care of and don't. AJ

AJ. I often have good servicepeople do things around my house that I could do myself or wait for family help.  However, I believe that my time is best spent on my computer generating business or previewing properties or meeting with builders.  Of course, I need time to play "in the rain".

Terry.  Thanks.  Yes, I have requests from clients for service help from time to time.  In my area, landscaping maintenance is often needed.  Now I have a true local "handy company" to recommend. 

Kathleen.  I have often recommended companies to my clients.  However, I only recommend companies that I have used.  Otherwise, they might as well go to the Internet or Yellow Pages.

Hi Lenn - I came to real estate sales via home building.  First, congrats on finding a handyman - very hard to find!  Also, a big congrats on taking such good care of your home.  Even brand new homes need routine maintenance.  Kinda like getting your teeth cleaned!  But many homeowners let it go and it is much more expensive when they do.  I think the post is quite helpful in your area  to help folks locate a handyman but also as a general reminder to get your maintenance tasks done!!
