Advice Re: Vacant stage, NO FURNITURE!!

This is a first for me, staging without a budget for rental furniture. It's a short sale, they are desperate to sell and have NO MONEY for furniture rental. The realtor is paying my consult fee.

There are no window coverings, not even shower curtain rods......I am planning to just do window treatments, bathrooms, towels, decor.....paintings, mirrors, plants.....I may be able to get an inflatable bed for the master....

Has anyone staged so sparsely before? How did it go?

Natascha...You can make it work. I've done several of these type of stagings. It's amazing what artwork and accessories can do to really warm a space up. I've had great success too....all sold within 10-90 days. Window panels are great ways to add to the space when using very little. I've also staged with a Pier1 type wicker chair, pillow, throw by fireplace with artwork/tree/panels. Turned out great!

Natasha, I need clarification. NO BUDGET and you're putting things into the house for just the consult fee. I hope that it's substantial?? And who is signing your rental contract for the assurance that your stuff will not be stolen, mistreated or ?? Short sales in my area often have no budget either so I have to use what if given me by the sellers, agents or they don't get staged. Maybe I'm missing something. Teresa you do this to for no payment? Help me understand.

Good questions Ginger...I'll clarify my end. I don't work for free...LOL! When I do an accessory staging...they are paying me for the time/props for a flat fee/certain length of time. I certainly hope Natascha that you are NOT bringing in accessories for the consult fee.

This realtor is a friend and is in a bind paying this all herself, so I charged $100 for the consult, and $100 per month for the rental of accessories.

It's an 1800 sq ft craftsman house.

It's the same as doing a vignette for model homes. If you can get some cheap but nice looking chairs to toss in a corner with a throw on it. Make sure artwork is placed to take up as much wall space as possible and color..color..color! Good luck!

Natasha, thanks for the clarification. I too have made similar allowances and just made it work. Unlike you doing it for a friend, I did it for an agent that ended up just taking advantage of my giving and it continues to bite me in the backside to this day. One more month and by my choice she's out of my life. Hurray!

Hope it sells quickly for you and for her.
