Do you send "Just Listed" and "Just Sold" cards to the neighbors around your listings?
When I was a Realtor I always did, and while I don't think it necessarily sold any of those homes, it kept me in the public eye as the "expert" in the neighborhood. It also showed people that I was working more than other agents in the area.
I did have a couple of funny (?) adventures with it. Twice I had elderly people call and tell me that their house wasn't for sale and they weren't moving out. Since I always put a photo on the cover of the card, I don't know how they got so confused, but they did. After trying and trying to convince one gentleman that I was not trying to sell his house I finally said "How could I show it to anyone? I don't have a key." Then he finally calmed down.
The other one called twice - apparently she didn't throw the card away and the next time she saw it she got upset all over again.
But I digress. In those days we weren't using the internet like you are now, so the card stood alone. But now - you can use it to drive traffic to your website!
Include a note about the free report for sellers that you offer on your site, and invite them to take advantage. Then capture their names for your drip campaign.
Then - if you aren't already doing so - post that new listing information on your blog. The techie people in the world know how to set up your autoresponder so it notifies everyone on your list when you add a blog post, so all of your potential buyers will see it right away.
Be sure, when you post on the blog, to add some benefit-laden copy to entice those buyers to click through to your virtual tour. My very first broker used to say "Put the reader in the house" and now, over 20 years later, her words are as true as the first day I heard them.
It was tough in those days - hard to paint word pictures in a 3-line classified ad - but now that we have the internet you can make those potential buyers feel like they're already sitting on that back deck enjoying a cool one.
Here's to great copy, the internet, and prosperity!
Great ideas for your postcards. Im getting ready to release a set myself. Need to design them up this weekend and get them in the mail asap. Its the busy season!
