- Our estimate of Right of First Refusal Numbers (ROFR) based on our research
- The name of the website with the Lowest price available for a specific property
Lastly, we feel there is an important discussion that need to be had relating to Disney's Right of First Refusal.
It is generally accepted that Disney has the ROFR policy in place to protect the ongoing value of the investment. This is great for DVC owners, and also benefits Disney as they continue to sell new properties and want to help new Buyers feel like the investment will stand up against time.
Having said that, there are documented examples where properties sell well below the current ROFR estimates. There are also documented examples where properties that are several points above what appears to be the current ROFR estimate get purchased by Disney.
Our opinion is that Disney also makes the ROFR decisions based on another very important factor - demand for points from current members. Meaning, if too many points are being sold at a low level, and Disney feels they cannot buy them on ROFR and resell them quickly to a member, they let it pass. And the opposite is true as well. If Disney is presented with a contract that is above the ROFR estimate but is a popular size and use year, and they can immediately resell it internally for profit - they exercise the ROFR.
In our opinion, you simply cannot worry about ROFR because it is out of your control. The estimates are usually accurate, but don't be surprised if Disney lets one through at a lower number, or exercises their right on a higher priced contract.
