1. Vacant new home  - This particular home, although new, had some rather "awkward" areas in the floor plan.  Our staging made sense of those areas, brought attention to the details of the architecture and most importantly: kept to the style of the home AND the demographics of the potential "hollywood industry" buyer.  This home went into escrow in just 1 week! (June 2008)

 

2. Vacant Resale Home

Same home: Above was the master bath, which with very little investment, updated the bathroom to feel new, even though the home was almost 10 years old. Below is the attached master bedroom. Note: in the master bedroom part of the "staging" was that the wood floors were extremely damaged by pets and water damage, therefore it was replaced with high end carpeting to ensure that there would not be ANY negative impression left on potential buyers.

 

3. Repositioned / removed furniture -  This room was the first room seen when entering the home ~ the "not-so-formal" living room.  Since this staging was using the home owners own furnishings, and was a horse ranch home, we brought the ranch feeling into the front living room, welcoming buyers to the large living space.

4. Furniture Added

(added chair, accessories, bedding, lamp, draperies, sconce)

It is beautiful, it makes such a difference..........you should go on Design Star!  We have a home for sale that needs staging so so so badly ........ the folks cannot afford it!   Was thinking of calling HGTV!  The home is very easy to stage, but unfortunately, it takes $$$$$.....which they do not have!

Ernie & Barb Suto ~ Although these Staging photos might "look" expensive - all of them were very cost efficient. Most Professional Stagers can also provide  Home Owners with a written consultation, (ours are usually about 7-9 pages typed single spaced) which will tell the home owners EXACTLY what to do, where to spend their time, money and energies to get the biggest bang for their buck.  Check with local Stagers in your area for costs and inclusions.

I absolutely love the colors in the master bedroom.  I am a sucker for oranges and brown.  My question is... if a wood floor is scratched up by pets, can it not be repaired?  I just hate dealing with the carpet in my house, and wood love for every inch of my house (except bathrooms) to be wood.  Just curious.

Excellent question, Michelle ~ I prefer the wood as well 100%, however in this case the pet damage was far beyond simple pet scratches where we would have advised to refinish and retain the hardwood.  However, there was also a lage section where the "dogs" had left an exterior door open (to the balcony) during a heavy rain.  We actually had to remove the hardwood and repair a 3' x 4' section of sub-flooring, so the hardwood could not be salvaged. :-(

Cindy ~ You know, I found a lot of different cookie cutters last time I went to the gourmet food store: Some round, some stars, some animals - they might all be for the same thing, but once you add frosting and sprinkles they can look completley different and stand out from the other "cookies" =)
