Yesterday we had a meeting of the top 100 agents in our area.
Amazingly our group of 100 agents sell close to 50% of all transactions in our counties.

Top Charlottesville Agent

Looking at the stats closer you would see that the majority of agent in our MLS have 1 to zero transactions for the previous 12 months. Many people choose an agent because they are a relative or a friend. The odds are not good that you are working with a top agent.

As a BUYER or SELLER these statistics should mean something to you. Do you want an agent who is not truly "Active" in our market?

I see agents advertise, both in print and on the web that they are a "Residential Expert" or "Specialist" or even a "Condo and Townhouse Expert" but when you look at the sales for these agents, they are really "stretching" the truth.

As a BUYER or SELLER, ask your agent :

How Many Successful Closing have you had in the last 12 months?

(Numbers do not lie)

Buying a home is a big investment and you want your Charlottesville Real Estate Agent/Broker to be one of the best!

Lynn and Charles:  I have seen too many instances of agents selling new homes and then seeing the agent that "lists" those homes in the MLS for the builder... when the home closes, the "listing agent" simply puts "not in MLS" where the selling agent information would go.  Lazy, lazy agent !  And, the on-site sales rep is not doing him or herself any favors in not making sure your info is listed on the MLS sheet, either.

Charles, I have seen this agent relationship trumping any kind of skill or experience or numbers, time and time again. If numbers don't lie, why don't sellers ask about numbers? When a house sits on the market 12 months, maybe then the Seller will wake up.

In some businesses we talk about the 80/20 rule in real estate it is more the 90/10 rule.  I don't know anymore what constitutes "top producer" or "top 1%" since everyone uses it.  I just go about my business and I can bring the sales reports for my sales so far this year and show that I'm not just sitting around blogging all day :-)  PS at least in our MRIS system if you are the selling agent for a new home YOU CAN enter it in the MLS and get credited for the sale.

Charles, it is always interesting to look at the data. Our office has the highest percentage of multi-million dollar producers by a large percentage. Nice post!

Charles, I was at a workshop last week for my ABR certification and the teacher made the comment that he thinks the day is coming that 10% of the agents nationwide will do 90% of the business. Maybe this is just the market to act as another filter on the funnel.

That is a great question to ask if you are a buyer, but where does that leave the new agents that are trying hard and have a broker that will assist them and make sure the deal closes

AMEN!  Numbers never lie but they only give a part of the picture.  Buyers need to ask lower performing agents why they don't have better numbers.  The more information they can get about agents the better decision they'll be able make on who they want to work with.

There are a lot of part time agents in the market or agents who have other sources of income like spouses and such.
