Well the numbers are out for June 2008!  Although the market appears to still be declining there are some bright spots to report.  Most importantly the inventory in the condo market has been decreasing since April and at the present time we have 1,560 condominiums for sale on the beach as apposed to 1,682 in July of 2007.  This is the lowest inventory level we have seen since the end of 2006.  The month-to-month comparison shows a reduction of 30%.

Another bright spot is the $300,000-$399,999 price range where in June we experienced an increase in contracts written by more than 45% over June of 2007.  When it comes to settlements $700,000-$799,999 was up 50%, and $1,250,000-$1,500,000 was also up 50% when comparing June of 2007 to that of June 2008.

The median days on market stays steady at 236 days, while the median sales price in just under $350,000 at $349,000. My take on the numbers is if you want to be successful seller in the this or any market, then pricing is the name of the game.  Get it priced right from the beginning and you will succeed!
