STAFFORD COUNTY Town Homes are priced right and prices have been reduced in the past few months.  I get many telephone calls from prospective home buyers who have the question, "Is this price negotiable?"  My answer is always the same, "Everything in real estate is negotiable."  The question real is, how negotiable. 

I believe that the real story is the closing help available from sellers.   Sometimes the credit from the seller to the buyer at settlement is more helpful than negotiating the price.

Hi Lenn, I fully appreciate Gary's point as well. And I am assuming that it was priced right soon enough to make a difference.  But what is even remarkable is the clarity that Buyers need and want this assistance and it is often the greater consideration in motivating the Buyer to purchase. I don't think I have ever seen this so clearly represented and it certainly qualifies as enabling information for your consumers. Well done and outstanding in it's scope.

William.  This post was inspired by a comment one of my broker partners made when he showed a town home this morning that was priced significantly lower than originally purchased in 2005.

The buyer just asked "How much lower do you think it will go?"

He will soon learn that the can't time the market.

Too many times the list price to sales price ratio is from the final price not the initial list price.
