Price, Price, Price, if everything is as good as you can make , it always come back to the price.

Norma, very well put to paper and what we have harped here. The real challenge is to get your clients to realize this.
It's also true in the Mid-west. If it is priced right or better there are buyers for it.......everyone wants a deal right now.
Norma- You did a great job with this right down to the pictures!! It is so true- The homes are all ready everything is prepared but the bottom line is price- Great Post!
Tim -- Thank you and it's worth saying again--bottom line is price is the determining factor in most sales.
David -- Buyers are definitely shopping for the best values and the most competitive prices.
Barbara -- Thank you and preparation can only do so much; price must do the rest.
Price, location and condition are the driving factors, but in some markets it takes a while to move inventory. In Sacramento, for example, only 9% of the homes sold in June were above $400,000. But the under $200,000 market -- which was virtually non-existent a few years ago -- is booming. Sometimes sellers need a bit more patience.
Elizabeth - Patience is the new "P" along with presentation and price.
Great message Norma! Asking yourself exactly why you're selling is one of the most important questions as seller can ask!
Colleen - Without compelling motivation and a high level of cooperation from the seller, a property can languish on the market for months.
