If there was ever a time in your military career to purchase real estate, the time is now.  First of all, the BAH rates for Hawaii are at an all time high.  You may have already done your research on Hawaii BAH Rates but here are a few examples:  E1-E4 with dependents receives $1925 per month, E7 with dependents receives $2553 per month, 1LT without dependents receives $1815 per month and a CPT with dependents receives $2797 per month.  Add in COLA and you are looking at a great way to put together an investment in real estate.

I mentioned that this is a great opportunity for you to purchase real estate in Hawaii.  There are two more reasons besides the BAH and COLA looking very good but the interest rates are low (5.75% for a VA 30 year fixed) and we are deep into a "BUYERS MARKET".   The fact that you have VA loan eligibility puts you in a great position to purchase real estate in Hawaii.  Your VA loan eligibility will allow you to purchase a property with ZERO or very little out of pocket expenses.  Ask me how I have put many Service members into homes with no cost to them!

If you are here on a 3 year assignment and you choose to rent or stay in government quarters, this is what you would be giving away over that 3 year period.  I will use the same ranks as I did in the first paragraph.  E1-E4 $69,300; E7 with dependents $91,908;  1LT without dependents $65,340 and finally a CPT with dependents $100,692.

You also must realize that your mortgage payment will stay the same for 30 years.  If you purchase real estate when you get here then each year when you get a BAH raise, the additional money will be put in your pocket.

MILITARY BASES, POSTS AND FORTS ON OAHU, HAWAII AND POHAKALOA TRAINING AREA BIG ISLAND OF HAWAII

Schofield Barracks: Mililani, Wahiawa, Kapolei, Waipahu, Ewa Beach, Waipahu, Makakilo, Oahu, Hawaii Schofield Barracks and adjoining Wheeler Army Airfield are the 2nd Brigade, 3rd Brigade, Aviation Brigade, 45th Sustainment Brigade and the 8th Military Police Brigade.  In addition, the 8th Theatre Sustainment Command, 65th Engineer Battalion, 25th Special Troops Battalion and the 556 Personell Service Battalion are also part of the Division team and play an integral role in the success of the Division.

VA loans and the local BAH in Hawaii are two of the biggest benefits our military gets.  If they do not take advantage of the opportunity to buy a home, they are really missing the boat. (or tank depending on branch of service)
