So by now I would guess most people have seen the ads that are being posted as part of the Active Rain Newsletter. I have to admit, though, that my curiosity was piqued when I saw this one tonight.

Well, while my curiosity was piqued, I never clicked on the ad to see what it was all about.
You see, I was blessed with three accepted offers today. Our average price on a SOLD property for Douglas County Kansas is $185,000 and sellers for the past three months have been getting over 98% of their asking price (up from 89% of their asking price in June 2007). My three accepted offers were $100,900 Lawrence Kansas Real Estate (foreclosure) closing on or before August 7th, $234,500 Lawrence Kansas Real Estate (foreclosure) closing on or before August 7th, and $190,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before August 15th. While I'm not helping the county average by having $167,167 average SOLD price for these three places; it's not bad considering that two of these were foreclosures.
I realize Realtors in other areas of the country can do a single transaction that is more than these three but $501,500 worth of accepted offers in a day is a pretty good month or two here; no less a super fantastic day.
So far this month I have closed on a $330,000 home on a July 14th Lawrence Kansas Real Estate (non-foreclosure) and a $410,000 home on July 14th Baldwin Kansas Real Estate (non-foreclosure). Besides the three closings mentioned above for the accepted offers, I also have a $160,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before July 21st, a $180,000 Eudora Kansas Real Estate (non-foreclosure) closing on or before July 31st, and a $200,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before August 2nd.
Between all of these, from July 14th to August 15th, just 1 day more than a month, I will have SOLD 8 homes so maybe you can see why I chuckled at the Active Rain newsletter ad that said Mary Jones just sold 5 houses this month...This Could and Should be YOU,... Learn How Here.
I don't know what Mary Jones is doing but I know what I am doing and it involves hard work, having a strong online presence, listening carefully to my clients, and providing outstanding service.
I agree with the ad that says This Could and Should be YOU! May we all get busy and aim for at least five homes SOLD per month. If Mary Jones can do it, we should be able to help clients to buy a home or sell a home too (times five!!).
I'm sure there are many Active Rainers who have sold many more homes than I have over the past month. Share your successes below and so consumers will see that in spite of the evening news, real estate sales are alive and well. Sellers who have Lawrence Kansas real estate homes for sale should not be afraid to put their home on the market.
