June market data for the following North Georgia Blue Ridge Mountain counties: 

  • Fannin
  • Gilmer
  • Union
  • Towns

Overall, market conditons appear to be stabilizing.  Below are data tables that show the market correction which took place more dramatically between 2006 and 2007.  We experienced a pullback or slowing in volume sales, decrease in average sold price and in some cases, an increase in the number of days on the market. The sold price % to list price has been fairly stable in 2007 and 2008 for all four counties with Towns slipping only slightly.  You can see the market correction that took place in 2007 when compared to 2006; less dramatic when comparing 2007 to 2008 indicating some stabilization is now occurring.

Fannin County Residential Property Sales
Includes the towns of Blue Ridge, McCaysville, Morganton, Epworth and Mineral Bluff
The number of residential properties currently for sale in Fannin County is 911 (as of July 18, 2008)

 

 

Gilmer County Residential Property Sales
Includes the towns of Ellijay, East Ellijay, and Talking Rock
The number of residential properties currently for sale in Gilmer County is 888 (as of July 18, 2008)

 

Union County Residential Property Sales
This includes the town of Blairsville
The number of residential properties for sale in Union County is 807 (as of July 18, 2008)

 

 

Towns County Residential Property Sales
Includes the towns of Young Harris and Hiawassee
The number of residential properties currently for sale in Towns County is 562 (as of July 18, 2008)

Carole:  We have truly gone through a correction but the market sets the price and we have finally worked through the transition and most properties are priced to sell.
