Buyers and Sellers - Keep your eye on the Ball

Dear Real Estate Buyer/Seller,

When you decide to take the plunge into the great sea of possibilities with respect to making a move, I can only imagine the myriad thoughts churning through your head. For sure, there must be REAL reasons you would elicit this level of change and potential for chaos in your otherwise predictable and settled world.

Most "Sane" people resist change up until the point at which the "pain" of keeping things as they are becomes more difficult than the pain of going through the process of Buying and/or Selling your home . . . and all of the complications that might ensue every step of the way.

My hope is that your first action would be to find a "consummate real estate professional" who will meet with you and consult with you to discover your intentions and desires associated with this move. Initially, The goal of this professional relationship is to discover and DECLARE your GOAL at a level of clarity that both you and your REALTOR can literally SEE and FEEL your ultimate scenario.

YOUR ULTIMATE SCENARIO IS THE "BALL"

In my humble opinion, this level of clarity will almost always pave the way for a smooth transition. The Ball lies just on the other side of a few "barriers" . . . The sale of your current home, arranging the financing for your new home, finding your new home, and then making the  physical move.  As long as your eye is  resolutely ON YOUR ball, these barriers will prove to be not much more than speed bumps along the way.

I have in my mind an exercise I had the good fortune to participate in at a conference. We were 72 Real Estate Professionals attending a 2 day intensive "Coaching and Consulting Clinic". At the conclusion of the first day, we had been instructed to come to the Conference room dressed in comfortable clothes . . . We knew nothing more.

When we showed up, there was a stack of 72 wooden planks (1 foot square and 3/4 inch thick) at the front of the  room. The session leaders then took us through a 1.5 hour mental exercise to prepare us to each break our board with a single "Karate Chop" with our bare hands. The attendees were a wide variety of ages, shapes, sizes, and physical condition.

The group had much trepidation. This was a daunting task. How could we possibly learn to break a board with our bare hands in such a short period of preparation? Would we break our hands? The barrier seemed very LARGE to us.

The mental exercise was ALL about visioning the GOAL on the other side of the board. We were to write on the face of  the board any fears/obstacles that we personally face (Fear of Hights, Fear of confrontation, etc).

When it came time to begin breaking boards, tension was high. Out of character for me - I was the 2nd person to stand and move to the front. The Board holder simply looked at me and said: "Don't even think about this . . . Simply break through your obstacles NOW!"

I took a deep breathe, focused my eyes on the space beyond the board, and delivered my Karate Chop.

My hand sailed through the board effortlessly . . . It splintered in half . . . I felt no pain from the impact whatsoever . . . The adenalyn and energy surge were a tremendous high for me. ALL 72 participants broke their boards (some easier than other depending on their focus and intensity)

All of this to say . . . If you are buying or Seller a house, there will be many obstacles which will seem to be very large to you as they emerge/loom in your path. Negotiations may not be easy (especially in this "Shifted Market") and the potential for conflict and complications exists as you navigate through the home inspections and lender details . . .

Don't allow these complications to distract  your FOCUS on YOUR BALL! These ripples are merely "words on your board" and you will BREAK THROUGH with ease as long as you maintain your intensity and resolve to realize your VISION of your ultimate scenario.

Keep things in perspective!

You are NOT simply Selling and Buying a home . . . What you are doing is orchestrating a significant life change. When you find the perfect setting for your family (Perfect yard in a great neighborhood), don't allow  the pesky speed bumps to divert your resolve.

For those REALTORS "listening in" please keep all of this perspective for YOU also. The target is on your CLIENT's vision. Be aware of this every step of the way and remind your client why they are persevering . . . and don't allow yourself to lose this perspective by getting sucked into another REALTOR's drama. More often than not if the setting and the house are perfect for the client, there are very few issues that cannot be ironed out smoothly (Breaking through the board).


This post comes after a week of a few particularly challenging "Broker Issues" which had brewed for a while before being brought ot my attention. The "players" in each of the scenarios had each played significant roles in perpetuating the drama . . . and in ALL cases, the resolve centered around remembering the client's goals . . . All eyes had left the BALL . . . and chaos ensued . . .
