While on open house?

Why is it that people give false or error prone contact information? Recently I was on an open house and I left out a sign in sheet for the visitors to sign in. This is not uncommon but lately I have been getting many entries with false information or errors in phone numbers and or e mail addresses. What do you do to keep the people giving accurate and complete contact information so I can properly call or email the lead back. Thanks for your input. Rick

I think if they don't give you the correct info then probably won't work with you anyway so I just leave the sign in sheet ask people to fill it out and then follow-up with the people that are interested.

What I do is to not let them sign the guest register when they enter...just hand them a flyer and tell them a little about the house and let them go.

After a few moments, I ask "what do they think?"....then get them talking. As it drwas on and I find that they are more serious buyers, I often say..."would you like for me to alert you if something else comes on that might be of interest?" If positive, then all else is easy....if negative. Forget them...thank them for coming and wait for the next one.

Get's rid of the tire kickers, and hasn't taken much time at all.

Thanks, Ron Largent

They may just be lookers who aren't ready to buy at the moment.  I would ask them for their info and tell them as a bonus, they will be entered into a gift card drawing.  I happen to keep those handy from Target, Outback, Walmart, etc.  I get them from the points I accrue from my credit cards.

Hate to say it, but sometimes it is people that are casing the home for theft.  I had one of my lisitngs broken into and the sheriff said it could be because it was listed for sale.  It is perfect for a theif to come in at an open house look around see the layout and then come back and break in.  In this tough economy the sheriff told me that he is surprised at some of the people who are caught stealing and are not the common drug guy.  Be aware.

Rick I use registration cards.  Each visitor fills out a seperte card and just as soon as they completed it I put it away so that the next visitor can't see it.  I find when the sign in a book the never give more information thatn the entry ablve theirs. so by the end there is just a name. I eliminated that problem with the card.  As far as incorrect info I haven't experienced it a lot.  just people who try to sneak through with out signing in

Rick I don't think you can do much about it, it is one of the things that just seem to come with Open Houses.

How true Rick! I enjoyed your insight. I don't think I have gotten a good name and number in 3 years. I leave it out for my sellers to see...
