no dumping Everywhere you turn these days it seems the topic of conversation always turns to Real Estate and the high number of foreclosed properties coming on the market and most people are concerned about the value of their home and the neighborhood they live in. Every time I list a Bank Owned Property (REO) the neighbors always ask about the home as to it's condition, what is the price and am I going to do anything about the lawn as it looks terrible. My response is I will do everything possible to get the property cleaned up as quickly as I can.

 This past week my partner and I received 6 REO listings in Murrieta Ca. so the work began to get the properties ready for market and one of the first things to be done after the re-keying of the home is to post notices that the property is Real Estate Owned (REO) along with the no trespassing notice. We then get our vendors out to give bids for repairs, lawn clean up and trash out of the junk normally left behind by the previous owner or tenant.

 The neighbors usually seem happy at this point as they see activity at the home that has become the eyesore of the neighborhood but then a very peculiar thing begins to take place in the middle of the night and when the morning sun rises on the REO property of the neighborhood it exposes the junk and trash that the neighbors have dumped in the middle of the night. Vampires of trash?

 There is not a neighborhood immune from this phenomenon as it happened again this past week to one of my listings and this time the property was located in a gated community in Murrieta so the extra expense amounted to $225 that I will pay for and then wait 45 to 60 days to be reimbursed.

 All of us as homeowners are in this market together, as there are very few areas of the nation that doesn't have a high number of foreclosed properties, so please stop and think before you become a Vampire of trash in the middle of the night.

There is no end to what we see in foreclosed properties. Have to say, this one is a new to me but not surprising. Very sad.

Cameron:  Neighbors dumping trash on REO properties?  I have never heard of such a thing.  Yes their lawns look like crap, and that upsets everyone, but the dumping one is a new one on me.

We have not seen this phenomenon yet on any of our REO properties, but thanks for the warning. I guess it's coming soon. I just wonder why everyone doesn't just want these homes to be sold as quickly as possible?

This doesn't surprise me at all. I have a couple of vacant listings that are always treated poorly by passerbys and large breed type dogs relieving themselves wherever they feel like it.

I feel your pain.  On one of my partner and I 's listing an office agent said did you know there was a couch with a free sign on it in the driveway?  After we had the trashout no less.  Then we went for a property check and lo and behold, it somehow got moved into the garage? HUH? We took the combo lockbox off.  The couch somehow made it in.  My partner was fuming as we really do not know how.  Darn ugly one with the material that never wears out.

At least you make an attempt to clean them up.  The majority of REO's here are just left for dead, so to speak.  It's very rare that anything is picked up or dealt with.  They're strictly as-is where-is, and that includes the great dane land mines and piles of garbage.

MELANIE, They only leave the very best furniture.

JESSE, Most of my banks will clean the place up and since the cities are passing ordinances for maintenance it's gotten easier to get them cleaned up.

MEL, Strange things that go bump in the night might be a neighbor dumping junk at a REO.

Cameron, how about if you introduce yourself to just a few of the neighbors around the REO. I bet they'll keep an eye on things for you and even let you know when things go dump in the night.  Not a bad ice breaker for lead generation either.  Might not wanna wear the gorilla costume though.

How frustrating - how about setting up some kind of camera by the front of the house?  Wouldn't you love to get a pic of the neighbors dumping their stuff?  Doesn't the normal garbage pick up get rid of this stuff for the current homeowners??  The only thing the garbage men won't take in my area is appliances, everything else they'll pick up.

APRIL, The stuff they normally leave are bulky items like appliances that the refuse company won't pick up.

This is a new one for me.  Perhaps because we have such good trash pickups in town, free, we don't seem to have this probelm.   Yet....
