I'm sure many of you have played the game Six Degrees of Kevin Bacon.  In the game you have to connect Kevin Bacon to another actor by connecting his relationships with other actors in shared movies.  It is said, Kevin Bacon can be connected to every known film actor with in six movies.  Here is an actor who knows someone who knows someone and through his connections he will never be without work.  His network in the acting field is infinite.  It seems sensible that this would also hold true in the Real Estate world.

I read once that if you put 23 random people in a room there is one in two chance at least two people will have a common birthday.  In the same article I learned about the "small world phenomenon" which suggests that a majority of people in America are actually linked by no more than two intermediaries.  I don't under stand the math of the small world phenomenon but it sounds reasonable to me.

There are countless number of blog posts here on Active Rain discussion the importance of networking.  DAN REEDY states in his blog Networking-Your Attitude Determines Your Altitude!, "The number 1 reason people give for doing business with a person or company is that they liked them. Did they know them personally. Probably not. They liked them because they had a great attitude and treated them well."  This also makes sense to me.

So, If I combine these three thoughts I come up with a working theory.  If a person has a great attitude and treats people well he can be introduced to a home buyer within two intermediaries.  Sounds to me that networking with a positive attitude is a great way to find buyers.

Interesting theory.  Start keeping record for the next few months and write about your results. I can tell you that at my wedding, my mother was livid when we saw that her ex-husband's wife new my mom's ex-boyfriend's sister's husband through a mutual friend they had... very scary!

When I am in public, at a restaurant, at the mechanic, or at a department store, I am always aware the the person I am dealing with may have a friend, co-worker, or relative who is in need of my services. I pass out my cards like they are bread for the ducks. I figure the more I get my cards (read, my name) out there, the more likely a client may call me! One successful transaction can buy a lot of business cards!

Jimmy, first off - good topic.  Second, networking means everything - it was a huge part of my career in the military and being able to 'make things happen' when others could not.  I have carried that over to the Real Estate - I always attempt to treat others as I would want to be treated - I dont have enemies - too expensive in this business and like I have said before - life is simply too short.

Richard,  It diffentantly is a work in progress but I believe it is very plausible.  However, I should have added the concept (and I can't think of the term at the moment) that the best time to find these links to other homebuyers is during the home buying process.   People are more aware of others buying homes when they are buying homes.
