Today, I met with a buyer who was referred to me from an agent in Idaho who found my ActiveRain blog on Google.  I think the agent had searched "austin texas real estate broker" or "austin texas real estate broker owner", and my ActiveRain blog appears on the first page of results for both terms. 

The buyer and I had a great outing for a few hours this afternoon and we are planning to get together again this week once again, then we will spend next Saturday choosing a home once his wife is here with us.  They are looking in the $300k range.

But wait a minute!  I have another client that wants to meet on Saturday, and they are looking to spend twice as much, and they have a nice home to list!  Not that long ago, this type of activity used to be a regular occurrence, but I haven't had a scheduling conflict from two buyers on the same day in awhile.  Thankfully, I have a business partner, and he will take one of the clients out on Saturday.

So, where did the other buyers find me? 

They were referred to me from an AR member, of course

In a nutshell, I have about $1.4 million of business that I am relatively confident that I will close between August and October from these two ActiveRain-related referrals (one listing, two purchases).

For almost a year now, I have blogged like crazy and developed a network of friends and acquaintances all over the country in my "free time" (as if this concept really exists when you have three kids and a roster of 16 agents).  I have spent the majority of my online time right here on ActiveRain, but I have also joined a number of other sites, including Facebook, Twitter, LinkedIn, and more. Believe it or not, I got a decent referral through a Facebook contact this week, too!

Lastly, I was excited to see that my outside AR blog (www.austinscoolestblog.com) is starting to generate some good traffic of its own.  I checked Google tonight and found that there are already 709 pages indexed for the outside blog now!

AR can make a big difference in anyone's Internet marketing campaign but it also requires work, meaning blogging and participating. Those who doubt AR's punch should read your post first and then start really blogging.

I love to see when a blogging and social networking plan comes together! Every site you mentioned in your post (ActiveRain, Facebook, Twitter, LinkedIn) is FREE -- a big change to the online model of just a few years ago when real estate agents flocked to template websites for $39.95/month and more.

Now you need to start tying the sites together. For example, the My Blogs application on Facebook can automatically publish your latest AR post to your Facebook profile page. Or with Twitterfeed, your new posts are automatically tweeted. Tools like this add a lot of efficiency to building an online presence.

Jason- Lovin' it in the rain, singing in the rain, green rain!:) I just love the business we get every week from our blog. I have not set up our outside blog yet. Busy writing my short sale ebook in my spare:) time. I am SO excited every time a seller calls us to list their house from our AR blog. In fact, it it fast surpassing our incredibly successful expired letter campaign. We already closed over 3 million this year just from AR listings and about 3 million more under contract. I never imagined blogging on Active Rain would create such success.
