I have been marketing to FSBOs since I reentered the RE game after the buyout from FedEx.  In addition to the Talking House, free reports etc...I give to FSBOs in the newspaper and FSBO mags, I use the MLS.  How; I just pick the price range I am comfortable with (some people like lower/higher end).  Then I pick zip codes I like (I'm in million plus population area).  Then I look for all of the "limited service" listings.  Not only do I get a good idea about the properties, alot of the time I get to "see" the property with pics, room sizes, etc...  I already know they will co-op, their names are usually in the remarks section, and they are 99% of the time very willing for you to preview the home in person.

I visit the home to establish the usual connection/relationship and market to them like I do the traditional FSBOs in newspaper, mags and so on.  This has worked great.  Just some thoughts  : )

Excellent post.  Recently, I arrived early to show a house.  The agent was not present.  The owner showed me the house and then started to ask me how I market my listings.  Well, I told him what I do and he said "I have your card".  I'll be looking for that listing to expire, and then go back and ask him to give me a try.  He already knows me and his present agent is not doing anything other than listing in the MLS.  Go figure.
