I personally think that I have done a good job only taking listings that were priced reasonably.  However, I am left with way more sellers than I can deal with some days!  In this market they are VERY NEEDY! 

 This is in essence a rebuttal to some comments on my last blog http://activerain.com/blogsview/600108/Where-can-we-post .  I had many comments that people used their postlets to upload to other sites.

I currently have a Number One Expert Website and a Point 2 NLS.  Yes, they upload to many sites.....Yes, my listing presentation is KICK ASS.  All I do is talk about EXPOSURE!

SO.......this is the problem........

Especially with the listings that I have in the upper price ranges, we don't get showings weekly.  I find myself calling my sellers saying........I don'thave anything to tell you!  Most of these are priced right.  Unfortunately, the market is just saturated.  Luckily, I have some sellers that are offering buyer agent bonuses so they are being proactive!

What I had been trying to do over the last few weeks was to call and say, "Mr. and Mrs. Seller, I updated your home on the following website.  Check it out.  I know that you are discouraged that we haven't had showings this week.  However, I am continuing to rev up my marketing! " 

I would love any thoughts and suggestions on what to tell these sellers!

Katie~  If you have the best exposure possible, then the only thing I can think of is the property priced competitively, such as price below its competing homes?

I agree Vickie.  We constantly monitor the position of the homes that we have listed.  We try to make sure the sellers know where they stand.  Most of my sellers are relocating or divorce, ect.  SO they are motivated.

Katie,   just updating them is heads and heals above what most REALTORS do.  Try to encourage offers with ads at below assessment or appraisal prices, or priced below market value.  Use your home-caster function to other top agents...

Katie -  I think what you are doing is more than many many other Realtors do!  Staying in weekly contact is a must and providing them with any stats for the previous week ie hits on the many sites you market on including mls.  Sometimes, just knowing that people are seeing the property online helps even tho the showings aren't there yet.  Specialist and upper priced homes just have to have patience.  To help with this, I have provided evenings out to different shows, dinner etc as well as vouchers for massages for some of my frustrated Sellers just to get them thru the process in a calmer state.  Most importantly is the constant communication and you are doing brilliantly with that.

Thanks Dick!  It makes me feel better to hear that I am in the right direction.  I have become the second agent on many of these listings.  I know I do better than the first. 

Never thought about using homecaster to market to other agents.  Thanks for that caveat!

I agree that calling is the thing to do, however if they want to sell, and the market is saturated, price reduction is the name of the game. I'm really trying to zero in on this w/ my higher end clients as well.

Colleen, Yes that is probably true.  Maybe I should fire the sellers that are not willing to reduce?!?

I don't know if it's the same in NC, but here in AZ we have so many short sales, foreclosures, and REO's that pricing has significantly decreased over the past year.  The problem with that is those short sales, foreclosures and REO's are the homes that are going to sell first.  Then once they do, a seller who is not in that situation now has a comp that is $30,00-$50,000 less than what they are listing their home for.  It's a vicious circle, and a regular seller doesn't really have a chance.  They pretty much have to lower their price to be competitive with the short sales, foreclosures, and REO's, or their home won't sell.
