Exactly a week ago today I got a call from a couple, that saw our condo-hotel sign, and wanted to see the units, as then the were leaving to Orlando the very same day.

It was Sunday, and my chances of spending time on the beach were fading as I was driving to the office.

Nice young professional couple. They complained to me that before they called me, they called 7 other agents in the area and not one of them wanted to work with them. I told them that they are lucky, as we are one of a handful of agents who know condo-hotels, which is absolute true. With more chutzpa I would say that we know condotels better then anyone else, but I am OK with being one of two as well.

I educated them on the intricacies of buying a condo-hotel. They had their criteria, so we went to see two resorts in the area where they wanted to be. The second one is one being of the most expensive resorts in the area. There was a unit for half of its original price from 2005-2006, city view. I showed it to them. Very nice unit as all units in Plaza Resort & Spa. Then I showed them a side unit, smaller, more expensive, and with the view. And then there was a phenomenally priced unit on the 14th floor, penthouse level, direct oceanfront, large unit and for less than the side unit. It was rented, so I checked floor after floor until I found a cleaning lady. I  asked if she could open me a unit on that line for my client (the front desk would not give me the key from a unit which is not for sale), and she did let my people go in. Gorgeous unit, 462 sf, oceanfront, asking $95K (REO). Mirror unit next to it is for sale on MLS for $459K. The unit was initially sold by the developer in March 2006 for $336K, assessed value by the county is $294K.

Incredible buy. My clients were ecstatic. All they needed was the pre-qual letter from the Lender or proof of funds. No problem. Theywanted to see the rental agreement, so I told them I would get it for them and send it to them along withthe offer, and they send it back tome with the pre-qal letter ASAP, so that we do not lose the unit, as there were offers on it already.

As planned, I sent them the rental agreement, which truned out to be less restrictive than they thought, and the offer.

Needless to say, they never responded, left a few messages on their voice mail, never a call back, sent several e-mails, never a word back. I even asked them to let me know if they are not interested, so that I try to get another buyer for this deal, which was too good to miss. I pleaded with them. Nothing, dead.

I am unpleasantly puzzled. Not that I expected that they have to buy, though given their situation that was a great buy, but lack of elementary decency in people, who are college educated, and who have professional careers, and who is demanding service. How come they do not see people in those they deal with? Why is there so much erosion in basic people skills?

I feel used. I envy those agents. How did they know that this would be a ruined Sunday?

13 Comments on Being Nice & Stupid

Think of it this way, being nice got you to practice on your presentation skills.  There is or was the chance that these were serious buyers and it could have been a whopping sale.  The possibility of the sale was too great to pass up.  It will come and you will be prepared! Leolinda

I feel your frustration, it's always hard to tell why someone would go through all the steps to purchase, and then fall of the face of the planet.  So here are my thoughts, one, they are jerks, or two they had another agent already, and used you to show them the properties (still qualifying to be jerks).  Don't let it frustrate you too much, you did everything you could, and its their loss. And you can't kick yourself for losing a Sunday, because you never know whats going to happen.

Jon , Happens all too often the excitement fades as the distance increases, I have to get a check and sign an offer before people leave so at the very least they have to call me back . Steve

Wow.  Those are always make you wonder.  What do you do though. I guess you just move on and ask for a new and better buyer to come along.

Just move on. These people wasted your time and if you keep thinking of them and their rudeness you will waste more. Not all people are respectful, it happens. Sorry it happened to you.

Losing a Sunday due to work is an unfortunate part of our industry.  Sorry to hear it didn't pan out.   On the bright side, there are sunny days and Sundays ahead.

Leolinda -  You are right in relation to how to handle this situation, this unprovoked adversity. I handle it day in and day out. I am not going to stumble on it. What surprises me is the fact there is that adversity.

My biggest problem is that people lie when there is no reason. They simply lie.

For a long time I was under the impression that only my compatriots lie, and I tried to justify it. I worked for 2 years in a social  services, and for two years my clients lied to me, and every time I trusted them with all my heart. I finally got burned and had to leave.

I take people for what they say, I always forget that there are so many liars out there. THe problem here is that there is no reason, These people could just send an e-mail or call, and say they changed their mind. People do to others what they do not want other to do to them.

Gene - (I just hated calling you Realistic Endeavors). I have to admit that I agree with every assessment you made, and it is funny, they are either jerks, or, the do what only jerks can do, and thus even bigger jerks... But I have ssen both scenarios.

It is simply surprising that people so not mind disgracing themselves on a penny thing. How do you like when people do not flush the toilets? How many degrees does one need to have to behave decently?

Steve -(same thing, can't call you Alpine Real Estate, why not add your name?).

Distance is not an ecuse for not behaving decently, or, simply put, with respect to others. It is not about the change of mind, it is about choosing to be disrespectful and lie.

Chuck - Nothing we can do. Just move on. Can't figure thous why instead of feeling joy working with people, they want us to feel like )*)(_(.

Do they feel better? And this is not only about the clients. I have a combination lock on one property, and every time I give the code, I am talking to the agent and ask for a courtesy call, as I am telling them I need something to tell the Seller. Out of 7 agents, only one called. Others not only did not call, but when I call them they are angry, They can't remember the property, they can't remember ever talking to me.

And not that they have so much work, it is that they have so little respect for their peers.

Bob & Carolin -It happens so often that I am afraid this is more like a norm than the exception. Of course, I am going to move on, but moving on working with nice people and moving on time and again on people lying with no real reason? Why?
