If It's Broken... FIX IT!

Buyers are looking for reason NOT to buy your house.  If you have any obvious problems, then fix them.  It doesn't matter how minor you think the problem is, because to the buyer it is major and they'll move on with giving you an offer.  Don't give them a reason to leave.  If the buyer just doesn't like the neighborhood, the floor plan, or the size of the rooms then don't worry about it.  These are items you can't change but there are items you can and you should. 

Here are a few questions you should ask yourself when you are thinking of selling:    
  1. Do you have doors that squeak? 
  2. Do your doors open and close properly? 
  3. Do you have any cracked or broken windows? 
  4. How's the drawers in the kitchen and baths? 
  5. Does the house need a fresh coat of paint inside and/or outside? 
  6. Do you have any cracked tiles?
  7. Are the window screens torn?

I agree with you 235% David!!  I went out with some buyers yesterday.  We had a number of houses to view and as soon as they saw something they didn't like we were OUT THE DOOR.  Right now there are over 100 homes on the market that match their criteria.  Anything that can be helped to eliminate some of those they will use to find the one they want.

This is good stuff. Another biggie is smell - as in pet or food odors or just stuffiness. What a turnoff!

Its important that the little things are fixed when buyers have so many homes to choose from.

8.  If the dog chewed up the siding, replace it.

9. If the vent covers under the house are missing, replace them.

10. If the carpet is torn up and flooring is torn up and can't be fixed, replace them.

11. Holes in the walls, ceilings, floor -- patch them.

12. Gutters falling down, fix them.

13. Yard Fence falling down, fix it.

14. Please clean up -- dog poop in the yard, weeds everywhere, air intake ducts in the house shouldn't be completely black, get the muck out of the heating ducts, OMG look at that bathroom, who would want to prepare food in that kitchen, . . . . .

I could add so much more to that list -- this only describes one of my listings.
