If you're a commercial real estate owner in the Daytona Beach area, with real estate to sell, you may or may not be aware of the fact that up until now, the decline in the national real estate market has been primariy limited to the residential market; at least, that's been the case in Volusia county. But as of this year, mostly due to the lack of buyer's ability to get real estate financing, the commercial real estate market is now in decline as well. And with this impact on the commercial market, I believe we're going to see some big changes in the way commercial real estate is marketed and sold. As a side note to those of you who are not aware of it, commercial real estate in Volusia county, up until now, has been marketed very differently than residential real estate.
But for those of you who have commercial real estate to sell, here's a new option to help you with your sale.
As I previously began to explain, until now, sellers of commercial real estate in the Daytona Beach area have not had treatment equal to the sellers of residential real estate. For my current real estate marketing
program, when someone needs to sell residential real estate, as a listing agent I...
- prepare a professional listing presentation, then list the property,
- take high quality real estate photos and video,
- write an appealing, professional marketing description,
- place all of the above on my SEO (Search Engine Optimized) personal real estate web site,
- place all of the above on the Adams Cameron real estate, company web site (with excellent SEO!)
- place the video on a real estate-specific, professional video web site,
- create professional real estate flyers,
- place the real estate flyers in flyer boxes at the property,
- distribute flyers to other agents,
- create HTML (internet optimized) real estate flyers,
- place the HTML flyers with photos and sometimes video on multiple blogs,
- send the HTML flyers into syndication with hundreds of web sites,
- place the property with the high-quality photos and video link, in the Daytona Beach area MLS,
- place the property with the high-quality photos and video link, in the New Smyrna Beach area MLS,
- insert HTML mini-flyers (widgets) on multiple real estate web sites and blogs,
- place video widgets on multiple real estate sites and blogs.
- (Whatever else I'm not remembering right now.) <;o)
Until now, sellers of commercial real estate were able to receive the same treatment as residential sellers in only some of these areas. First of all, many real estate agents do not place their commercial listings in the local Multiple Listing Services. But that is a matter of choice. If you have commercial real estate to sell, be sure to ask any agent you're considering to list your property, if they do the items on my list, AND if they'll place your listing in the MLS in addition to other commercial real estate web sites.
I'm going to just insert my personal opinion here and say, to leave ANY listing out of the MLS is sheer laziness on the part of the real estate agent, and is a huge disservice to the seller. And to the lazy listing agent who tries to convince anyone that commercial buyers do not buy MLS listings, may I suggest that we never know where a buyer will originate? There are many buyers of all types of real estate who will remain loyal to a certain friend or family member with a real estate license. And maybe that agent doesn't specialize in commercial real estate. If this is the case, the real estate agent who normally specializes in residential real estate will only look in the MLS. They're not going to know about Loopnet or any of the other commercial real estate sites. So yes, your commercial listing DOES need to be in the MLS! But here comes an excellent added bonus for having your commercial real estate listed in the MLS!
Now, commercial real estate in the Daytona Beach Area Multiple Listing Service, will also be placed on CommercialSource.com. If you have not yet heard about CommercialSource.com, it is a relatively new commercial real estate site that is sponsored by a division of the National Association of REALTORS (NAR), called the REALTORS Commercial Alliance. From now on, when a commercial listing is entered into the Daytona Beach Area MLS, it will be automatically uploaded to www.commercialsource.com. And the site will be maintained by ePropertyData, which has been recently purchased by NAR. And there is no additional cost to Daytona MLS members, for this new service so if your commercial real estate listings is placed in the Daytona Beach Area MLS, it WILL also be placed on commercialsource.com.

It is sick really how ridiculously hard it is getting to obtain a loan. "Stated Income Loans" will dissapear very soon, who knows for how long... Guess self employed folks are S.O.L. for a while anyway.
Talk about from one extreme to the other... the Lenders should NEVER have been SO loose on their guidelines, that now requires them to be OVERLY tough!
