The earth has more parts of it covered with water, than landmass sticking out of it.  You might think then that everyone who wants it, could have their chunk of water frontage, wouldn't you?  Well no, of course not.  If that were the case, then we would be on just one long pretzel of land circleing the globe surrounded by water.   At any rate, God is not making anymore, and unless a manmade dam is created, the amount of  water frontage available pretty much stays the same.

As a Shell Knob realtor, I am privileged to list and sell property on Table Rock Lake.  This lake has gotten quite popular because of it's size, (745 miles of shoreline), clean water, ease of travel to, and proximity to Branson.  The supply of  undeveloped water front land is shrinking and therefore prices are increasing.   The days of getting a couple of acres with frontage for under $10,000 are long gone.

Prices vary, depending on location, size and grade.  That is, is the lot in a development with water and electricity already in, and perhaps sewer.  If so, the price may be anywhere from $35,000 to $135,000.

Undeveloped land, meaning the buyer has to install a well and septic system, ranges from $19,000 to $100,000 for some acreage.  Due to the make-up of the Ozarks being naturally hilly, a lot that slopes gently to the water may be more desirable than one that sits on a bluff.  On Table Rock the rocky shoreline does not require a seawall, which many other lakes need.
