Latest Statistics show that NOW is the time to Buy in Coeur d'Alene and Kootenai County, Idaho.
To paraphrase Will Rogers, the Cowboy philosopher of the nineteen thirties, "Buy real estate. They ain't makin' any more of it."
The average price for a home in Kootenai County, Idaho, is down 2.8%. This is very good for Buyers especially with interest rates at only 6%+/-. If and when interest rates go up again, your payment goes up. Even if the average price were to drop a bit more.... you payment won't. It may actually go up!
Our banks have money to loan and we have an excellent supply of great homes at great buys. It is a buyer's market. Take advantage of it!
So don't be afraid to buy or sell. Just use common sense. Choose properties you can afford. Make sure you use a reputable lender that is on top of what is happening in THIS market area and NOT overcome by the global market.
Although the foreclosure market has increased somewhat in North Idaho, we are not as deep in bad debt as are other parts of the Country. Most of the "BAD" news we are hearing is largely driven by activity well outside our Real Estate Geography. We really are still in a relatively good real estate market. The Coeur d'Alene Assoc of Realtor's Market Graphs show the market has stabilized.
