I attended an Accredited Staging Professional designation workshop offered by StagedHomes and quickly put what knowledge I learnt into my listings.
Just very basic stuff about basic furniture arrangement, space flow, etc. I even asked the Active Rain stagers to help and they did! It took the Sellers 2 months to get the house ready. I listed it on Friday at 9:30pm. The house was scheduled for its first showing on Saturday (the very next day) from 2:00-4:00pm. By 4:30pm, we receive a call saying that we will receive an offer a few hours later. It's by far the FASTEST record I ever had on my listings! Less than 24 hours of listing it.
After we negotiated and accepted, I had a great conversation with the Buyer's Agent. He asked if the property was staged? I proudly said "Yes"..... I applied the knowledge I learnt from the class (also happens to be my very first designation). Staging works! He said that the house really SHOWED well....
Lesson I learnt from staging:
1. It's not a matter of what style furniture - I was thinking "older" furniture may not work as well.
2. It's about using what I have to cleverly make the space work.
3. It's about selling wall and floor spaces.
