Things have slowed a bit in Sumter South Carolina, but I'm feeling the market changing slowly. Yesterday, I held an unadvertised open house and had eight couples show up, so people are looking. I think the media has people scared to put in an offer or as to what the the housing situation will be in the future. I keep telling people that the banks still have money to lend, but the lending practices have become harder. We've had several people in the office last week that would not qualify for a loan and we're showing what they need to do in the future. We have a deals in town and the builders are throwing in incentives, so maybe people will start putting in offers to get this place back to where it should be.

Our two big box stores have placed a hold on building until the economy turns around. They said it wasn't Sumter itself, it was the country as a whole. I look for us all to have a great fall and maybe make enough to pay the mortgage for the winter.

I'm with Jane! 8 couples! WOW!  That is fantastic! Open houses have always been tough for me unless there is good road frontage.  On another note, I agree that in Charleston, SC, I noticed a flurry of activity in the last 30 days.  I think the announcement about seller DPA programs going away stirred some of it for me since I work with a lot of FHA buyers.  I've been blessed to stay busy all year round.  My greatest source of business is still from my sphere of influence and past clients.

Liz, I don't know why I check that box and thanks for letting me know. Seems like I have a good idea and fly through the rest of the posting checks.

Had another 5 couples yesterday and I guess I'm lucky to have a listing on a well traveled road next to Shaw AFB. I just wish it would sell.
