CAN REAL ESTATE REALLY GO PAPERLESS???

I have been using email to communicate with my clients, and all parties to a transaction, for many years. I use a Treo Phone with email, to constantly monitor my messages and respond promptly.

With clients all over the country, and sometimes around the woTreorld, the written communication provides a number of things: documentation of the contact/communication with the date and time it was sent, the ability to "edit" my conversation prior to sending it, and the ability for several parties in a contract to read all of the same information, at the same time. It eliminates the issue of different time zones, as well. It also takes much of the "emotion" out of the communication, which is often impossible in a telephone conversation.

I have also been "scanning" my documents to my clients vs. faxing, which leaves them virtually illegible. Now, I will begin using "TransactComp_diskion Desk" , a service offered to all Florida Realtors through our online site...Planet Realtor. I can upload all documents to a transaction, assign different privacy rights to different parties in the transaction, import my contacts from Outlook and send a document to all parties in a transaction for digital signatures. When the document is returned, all signatures will be on one document! All the documents will be stored on a CD!

I am looking forward to a "paperless" desk! I would love to hear from any agents who are already using this!

we do not have Transaction Desk - but are able to go paperless through the Title company. All contracts are web-based - I add everything on-line (a new file is automatically created for each client), once the client signs (web-signature - can be done with their mouse) and saves it - that particular portion of the contract is locked. It can be emailed to the other agent, lender, title company etc and the clients always have the option of checking it. I like it a lot. Makes things so much easier.

But as for completely paperless? I don't think we're there yet. Office wants a copy, client needs a printed copy, then another one at closing....one day tho.... :-)

Jackie,

Have you had any luck with the Transaction Desk system. I tried it the other day and thought if I could have someone to show me how to really use it, that would be great. It would definitely set you apart from the competition and make things alot easier.

I am going to use it beginning with the next transaction, so I will let you know.  You have to just commit to it. I took a class at GTAR, so I have the CD and instructions.  Check with their schedule and see when the next class is.

This year, I began transferring all my information from paper to digital.  Faxes scanned and saved as PDFs in neat files on my computer.  

One word of warning:

Make sure you keep a backup somewhere (I burn a backup on CD, and keep copies in my gmail account just in case).

I don't know if we can go totally wireless because of the contracts used by our data base. I do look forward to a paperless market, it would be so convenient!
