What's your best marketing technique for your Luxury Properties

While I've found myself pretty successful in marketing and selling high-end homes, I'm always looking to better myself and think outside the box.

 

Personally, I've had incredible luck with open houses. Both traditional and unique. I've held two evening open houses/wine tasting events. Neither have resulted directly in the sale of that home, but I've gotten amazing listings from them.

 

I work several local publications and get some hits off my website, but most of the success I have is from my networking and mouth-to-mouth advertising.

 

What's your greatest success? What's helped you move these amazing properties?

Sexy ad's... Stepping away from the traditional way ads are ran multiple properties on one page seem to be a turn off to the higher end, they like to stand out.

I've had great success using a publication called Luxury Home Magazine. They are a great place to target wealthy homeowners and their website www.luxuryhomemagazine.com is awesome.

Have you considered listing your luxury properties as a fractional and whole ownership opportunity for buyers?  Our organization has been working with real estate professionals, developers and sellers on fractional home conversions. 

It is an increasingly popular trend that can expose your listing to budding sector of the market driven by the baby boomers, but also by an emerging "mobile" professional crowd that can work from anywhere they receive an internet connection and/or cell phone coverage.

Just wondering if you have received any more great marketing ideas since this was posted. I'm looking for ideas, too, for the home that I have listed in Connecticut. I've run a specialty open house-- You can read about it on my blog posted yesterday. It was great fun for all!

Haven't had any huge new ideas yet, but I've helped form a luxury division within my office with 4 other agents and myself. This gets more and more eyes on the property, because we as Realtors are our best source of buyers for these unique properties. Since these homes are so difficult to really get a feel for with a few pics and the MLS listing, I'm working to get as many eyes on the properties as possible. In one neighborhood, several agents and I are working to pull together a "progressive open house" where people show up for appetizers at one house, go to the next for more snacks/drinks and on and on and on. I'll let you know how that goes.

 

Your benefit sounds like a great idea and I'll look to incorporate something similar. Hope it helped to sell the house.

One open House that I hosted was an exclusive luncheon by invitation only to agents that sell in the price range.  I had the sellers there for the seated luncheon.  We held the lunch at a private dining club with large scale photos of the house hanging around the room as art and the centerpiece was filled with smaller photos of the house and flowers in the same interior colors and the placemats were a watercolor of the property.

For dessert, we all went to the house where I served a cake.  The cake was a scale replica of the 2 story, 5000 square foot house in multiple flavors.  I still have agents tell me that not only was it a great agent open house, but they liked the chocolate living room and the lemon cream den.  Each agent was given a brochure book to take with them to remember the house by, but I don't think many will forget the cake.  From that open house on, our market has stepped up the pace and hosted opens that blow a cookies and lemonade Sunday- out of the water.  Catered Low Country Boils, Full Brunches, Poker Runs, Evening trail rides with dinner, Themed Martini Opens, in our market agents work together in planning progressive opens through neighborhoods or areas.  Even if you do not sell the house that day, you get to network and catch-up with people.
