Or, wait, how about a Toyota Prius!
Now the Cabin Cruiser ploy had been seen on the Nashville Craigslist a while back. In the news today is a lady who is offering to throw a Toyota Prius in with the sale of her home. Makes me wonder what exactly is going on?
Granted some areas are tougher to sell in than other areas - but certainly these folks have Realtors who have done their homework and recommended a price range that is within what the market will bear to that area. Why not consider one of the following instead of a ploy such as the above examples:
•- Reduce your home price: Chances are, if your home is not moving and others are - your home is not competitively priced - Make your home the most attractive in terms of price. If you are willing to throw in a $20,000 car, why not reduce the price instead?
•- Offer incentives for the buyer such as payment of closing costs, buying down points, decorating allowance, home warranty, etc.
•- Seek and listen to feedback - from open houses, from showings. Many times, the best information as to why the home is not moving comes from those who are in the market - know the pulse of the market - if the kitchen is dated, update!
Maybe I am off the mark here, but I believe there are different ways in which to approach a stagnate market. Think about it - that is like paying a 30 year car (or boat) payment. Makes you wonder.
It all comes down to price, doesn't it? If a home isn't moving, then the price is too high for the current market. There was a builder in Anchorage offering new cars (plural) to folks who bought his new construction properties. Sad fact was, even after throwing in $40,000 worth of new cars, it was still a good $30,000 - $45,000 over market value. Folks just need to listen to the market... it will tell them all they need to know.
