In my last post I talked about why you should have a Buyer Presentation and how it can benefit you. Think of it as another hoop to jump through in the process.

Now let's talk about what to expect. What should you find out?

Here are some things to consider:

  • Experience - years in business; homes sold; experience working with buyers, especially first time buyers (or buyers who are relocating, if that is you)
  • Knowledge of the market - types of homes, different communities and neighborhoods, market conditions, pricing in different areas, inventory
  • Personal style - find out how this person likes to work and communicate (phone, email, text messaging, IM). Can they work with you in a way that makes you comfortable? Will s/he show you homes YOU want to see or those s/he wants you to see? What will this person do to help educate you about the market? How comfortable do you feel talking with them?
  • Technology- how does the agent use technology in their business? Do they have a website (an absolute minimum)? Do they blog (in my opinion, a must)? Use email? Instant Messaging? Text messaging? Cell phone?
  • Value of Using an Agent - You should learn more about the value of using an agent, as opposed to not. What are the benefits and how will this agent address them.
  • Education and Certifications- many folks in the public sector don't know much about the designations that agents can obtain, or perhaps even care. Find out what this person has done regarding further education and how that training will benefit you (WIIFM)?
  • Buyer Representation - if the agent does not offer to discuss this (they SHOULD), then ask. You need to understand what Buyer Representation is, how it benefits YOU, and what the agent will do to look out for your interests as a buyer.

The buyer presentation is also a way to learn more about the purchase process itself. I would not expect to learn everything in your first meeting, but you should get an overview of the process, particularly if you are a first time buyer. And the agent should take some time to answer specific questions you have about searching for a home, getting pre-approved, making an offer, and more. If you are relocating and new to the area, understanding the purchase process is critical, since it may be very different from what you have been accustomed to in your old home.

Lastly, the presentation is a way to begin building a relationship, for both parties. If the discussion goes well and you decide to work together, you will be well on your way to a satisfying relationship.

As a REALTOR in Carlsbad who works with buyers and sellers, I believe strongly that having a buyer presentation is valuable for a number of reasons - gathering information, learning about the process, and getting to know a prospective agent before you "hire" them. Don't take this process too lightly - the benefits to you are tremendous. Even if you are an experienced buyer, spending time getting to know an agent and understanding how you will work together will benefit you in the long run, before you jump in the car and start touting homes.

Jeff, this series has been very informative. It's been quite a few years since I worked with Buyers but I always spent time with them educating and making sure we were compatible before showing properties. In my area it is rare for REALTORS(R) to do this any more. They just throw them in the car and take off. Good information Jeff for the consumer and REALTORS(R). Thanks for taking the time to put this together.

Jeff ~ I so agree.  At our brokerage we have developed what we call business support tools.  One is a predone "buyer's orientation book."  All buyers get one, because it is important to be consistant in one's approach.  It is hard to predict which buyer knows what, so everyone is presented with one.  What we found is the buyers absolutely love the book.  They store all their info in it and carry it around for the duration of our time together.

Bryant - thanks for your comments. I appreicate your stopping by, especially knowing that you focus on sellers only. I know there are lots of agents who DO the taxi thing without any forethought or preparation with buyers. Scary!

KK - Thank you! What a neat idea. I give all my buyers a folder with standard handouts on buying, escrow, title, disclosures, general info about what a REALTOR does, etc. It always seems to be appreciated (and still evolving).
