Are you looking for Homes for Sale in the Cabazon/Whitewater area of Southern California? There are many homes for sale, and all Buyers are looking for the best home for their money. Homes are priced differently, and sometimes there is no rhyme or reason for the pricing other than the Seller wants a certain Price. There are several homes in the White water and Cabazon areas where you can find  affordable homes for sale. The area is changing, and the Morongo Casino, and Arrowhead Plant are two of the local employers.

The Arrohead Bottling Plant in Cabazon

The Cabazon, Whitewater area of Southern California has many affordable homes for sale.  Enjoy the Lifestyle of the Desert, while being close enough to the City for all the amenities you need: Transportation, Shopping, Medical, and Entertainment.

The Cabazon Outlets and Desert Hills Premium Outlets also offer employment opportunities.

Cabazon and White water are close to the Morongo Casino Resort and Spa which also offers employment Opportunities.

Most of the lots out here are appx. 10,000 sq. ft. or about 1/4 acre. There is no City Sewer, everything is septic and propane. Housing ranges from new site built and Manufactured Homes to several resale homes.

Affordable Homes in Riverside County

Average Home Prices are ranging from around $100,000.00 for a resale to around the low 200,000's for a home like this. The one thing I would warn you about is that several of the newer homes went into foreclosure and are being auctioned off. But once these are gone don't expect for prices to stay that low......it is a matter of supply and demand.

Once the foreclosures are gone, then the resales look more attractive because of their price and the tougher lending practices.

Whitewater and  Cabazon both offer affordable living in an area that is about 2 hours from Los Angeles or San Diego, and 20 minutes to downtown Palm Springs. If you want to see some of the beaches that are just a couple hours from here...1 1/2 to 2 hours away go to my other Blog California Real Estate and Life and click on Beaches.

Kathy, being so close to all those areas is a big plus, and I was surprised at the affordability of these homes for California. Very attractive.

Gary- White Water is definitely in a  good location, and yes they have some of the most affordable housing around here. The Casino is going to expand which will offer even more jobs......so that is a good thing for everyone.

Sally- Thanks....we do have beautiful mountains, and there is also a lot of places for those that like to "play" in the outdoors.  Another big plus is the availability of more Jobs.  More and more development has taking place in the past few years, and just recently several large box stores have gone in just 20 minutes down the road in Beaumont.  With today's gas prices I am ecstatic we don't have to drive so far anymore to shop.

Kathy, that is wonderful that more jobs will be available in your area.  I really like both of the pictures...did you take them?

Sondra- There will be many more jobs in the next few years, which is great for our area. There really weren't many jobs in our area several years ago, but it's gotten much better, and more are coming :)  Thanks for the compliment on the pictures...I took the top one, and my Agent, Anne Seminaris-Davila took the one with the rainbow.  I love that picture also.

Deborah- Thank you....this area is the neck of the Coachella Valley and it is desert...but it's sandwiched between two mountains, so it's also at the tail of the San Gorgonio Pass Area.  Another name for Whitewater is West Palm Springs Village.

Carole-Thanks...I love the Mountains too, especially in the Spring and Winter.  Beautiful just beautiful :) :)

Pam- Yes it is pretty affordable.  Unfortunately there are a lot of foreclosures, one of the reasons is because people that couldn't afford the homes bought them, and lost them.  There are many good deals to be had right now.

I too love that picture :)

Kathy, Have I ever told you that when I was a kid we lived in California?  My dad was in the Air Force and stationed at March AFB.  We lived by Lake Arrowhead.  I have not been there in 30 years, I am sure it is a different world.  Maybe someday I should take a journey to see my old house and stuff.  Nice photo.

Audrey- How funny....we had a place in Blue Jay when I was a kid .....we lived very close to each other.  When my son was in the ROTC Program we lived close to March....that's when the town was called Sunnymead, now it's Moreno Valley.  If you haven't been here in 30 years some areas have changed a lot, and some very little.  It is something to go see the childhood jaunts.....
