Today is an exciting day, for several reasons.

Cheering crowd on a exciting dayFirst I have a final walk-through on a property with some first time buyers in just a few hours. This is momentous – we have looked at homes off and on for 18 months. The home is gorgeous and meets my clients’ needs in so many ways. There were some bumps along the way, not to mention a low appraisal after we struggled for days to reach agreement. But we got through that too, with the cooperative efforts of the buyers, sellers, and agents on both sides. Whew! And it’s not a short sale.

Second, we have made more head-way on an REO deal I have been working on with a first time buyer for over 3 months now. VA loan requirements and a tough underwriter, termite issues, an active military buyer who was in the desert training (without any communication access) for 1 month are just some of the complexities. We may actually get loan docs by the end of this week. Will this actually reach closing before this buyer heads off to Iraq? Hope so – he has no place to live except hotels.

Finally, in about 10 hours I hop on a Virgin America flight to San Francisco for the tomorrow. I went to the first one last year, which was amazing and a tremendous learning experience. And memorable…the afternoon of the event we all learned about the bridge tragedy in Minneapolis - who can forget that!? I know my thoughts immediately were of Blogger Connect eventTeresa Boardman who was at the conference, and Bonnie Erickson, who was not.

A return visit to one of my favorite cities for a brief 24 hours for a sure-to-be-memorable event is very exciting. Alas I get in a little late tonight so won’t make it to the opening reception. Tomorrow morning will have to do. And since I head back tomorrow evening due to business I will miss the AR party. Major disappointment.

I wonder:

  • What new pearls of wisdom will I bring home? The event is short, relatively speaking. The line-up of speakers is outstanding, as it was last year. The power of blogging and social networking is sure to be further revealed.
  • How many Flip video cameras and digital cameras will there be?

Time is running out. Too much to do. Gotta go.

Hi Jeff, Have a safe and wonderful trip and I expect you will see old faces ( not literally,lol) and many new ones. We all anticipate though no major announcements that there will lots in way of refinements and that bloggers the world over will have some new perspectives. It only been a couple years but this blogging phenomenon seems like it has been around for an eternity( certainly doesn't feel like NEW).

What I can't wait for is the new technology of Flash drives with the seamless integration of sound and video to not only change the way we not only do this  but even to make it a lot easier.

Thanks, Chuck. The REO has been a major pain. The other deal is just causing a bit of anxiety since we are down to the wire. Fortunately I can be in touch with things even while traveling.

William - so true. Last year it all still seemed so new but I suspect this year will be a little different. It is amazing how far things have come in such a relatively short time. I still feel like there is so much to learn and stuff I don't understand.

Kathy - I AM looking forward to it all. I am so pleased for these buyers - it has been a long haul. And teh conference will be terrific - a whirlwind of activity and people. I'm looking forward to meeting a few new friends.

The tripods are at Best Buy. Several colors. Fun to use, easy to cart around. Worth the investment...seems to me about $20.

Congrats on your successes, you deserve every bit of it! Working with a buyer for 18 months, good for you. Sounds like you've earned a client for life with these folks.

Hope you have a great time in S.F. really sounds like there will be lots more Rainers this year than last.  BTW, I too remember thinking about Thereas Boardman when I heard about the bridge tragedy after hearing her speak last year.

This year I'm staying home, however I'm looking forward to seeing and reading many of the great posts I know will follow.

Lynda - it should be fun. HArd to believe it has been a year already.

Nancy - we are so close now, although we had another glitch thonight with an error in the loan docs that they have to fix first thing in the morning. Still time to clsoe though. I know the buyers are very excited about moving into their first home. Can;t wait to see how it turns out for them and their little girl.

MItchell - Well oerhaps someday you will get to meet some more of the AR folks. I know forme it is always an amazing experience to meet someone that I have gotten to know on-line. It's a shame there just will not be enough time.
