Incorrect MLS information

MLS Issues

We should always check the accuracy of the our listing. No matter who place your information in the MLS always check and recheck to ensure correctness.

Things to check:

•1.     Price: Well this is self explanatory but so is this post.

•2.     Description: If it is a 3 bedroom make sure it does not state 2 or 4.

•3.     Photos are uploaded and are the correct photos of the property.

•4.     Status: Always ensure your status is up to date.

•5.     Contact information is current. I have recently had to track down an agent due to phone not working. End's up the cell phone number in the MLS was incorrect.

I bring this issue up to my staff because lately I seem to have run across these type issues more and more.

Frank, I have seen so many MLS errors lately that I don't even bother contacting the agents anymore.  I just use that handy "report" function and let the board take care of it.  How hard is it to proof your listings once they are input?

Frank, I totally agree with making certain that our MLS information is correct. I enter my own information, and then I send it to my clients to make sure all of the measurements (which they have provided), and their phone number, etc. are correct. I check and double check the AN, etc. Don't like errors on my MLS listing. ;-)

Frank:  I'm always kind of amazed on how much wrong info goes into the MLS.   It makes it really interesting when pulling stats, as sometimes I come across info that is put in the wrong subdivison in the wrong part of town.

Teri, we have an assistant who place all our listings in the MLS. I still go and check and recheck.

Kathy, wrong area is always a big one.

It is always a good idea to check.  I always blame the agent because that is who should be checking first and last.

Gene, Right on. The agent is the one who is responsible regardless who input onto the MLS.

Frank, when I worked for a former company, and the MLS information was input by someone other than me, you'd better believe I checked it to make sure it was right. ;-)

Frank, We don't do our own input at our company, but I double check everything and make all necessary changes.  I also check all the spelling for accuracy.  It's my reputation after all.

Frank, I not only check each new listing over carefully I send a link to my client and have them look it over also.  Most often the information is correct but we have caught a few errors and had corrections in place quickly.

I once had a client call me and say they wanted to see a home but also asked me to look into it because all didn't seem right.  When I checked the listing out it was obvious what was wrong.  A really great home had a list price of $125,000.... when, in fact, it should have been listed for well over $300,000.  I called the agent and told her I wanted that home... and I wanted it now... for what they listed it at... She was a bit surprised at my eagerness and I couldn't hold back the chuckle.... and told her what I had seen.  After a gasp on the other end of the phone she did say the price was wrong... it should have been $375,000.  Bottom line, neither she nor her clients checked the listing out... surely if her clients had seen it she would have gotten a call from them.

I imagine if the agent didn't get the price fixed right away her phone would have been ringing off the hook.

Jon, I did have one like that a few years back. It was not that much but none the last an error. Good Idea to send the MLS sheet to the client.

I've got a #6 for your list:  e-mail address!  If agents don't use e-mail they shouldn't put an e-mail address in the listing.  (And to double check that it is correct/current when they do use it!)

I double check my agents' listings ASAP to make sure there are no errors.

Jennifer, that is also a good point. With so many with Treo's and Blackberrys, email maybe better to get a response. I had an agent tell me once they only check their email once or twice a week; why bother. Thanks for the point.

Nothing like the $2,500,000 listing that's cancelled or price dropped to $250,000 a couple days later. You'd think that some agents would put a little more time and effort into their profession.

Jim, but it happens more than we think. I find an incorrect price often. Some are innocent and some are just careless.

It is very unethical when you see listings that misrepresent square footage and what the current owner paid previously- BUYER BEWARE
