I have found myself in the last couple of months getting really involved in the investment property area of real estate. This really isnt surprising as most of Chris's family is involved in investment property to some degree. Today, I had something happen and I finding the more and more it happens the more I enjoy it.
This is how the biscuits were burned TWICE!
I sat down at the computer and started to read todays blogs on Active Rain. I had an experience today that I wanted to share, but wasnt quite sure how I was going to do it. As I was reading, I forgot that I had biscuits in the oven, they burned. Chris was at JcPenneys getting a new shirt for a meeting he has tomorrow night, so I thought, I will make some more and he will never know. Wrong! In the door he walks. I told him that I just put some in the oven. He thought I needed to check them, but I was busy reading and making comments. A couple of minutes, or so I thought had gone by. I went to check and hmmmm, they were burned again. Sigh!
(Keep in mind that a few weeks ago I was cooking chicken in the oven and set the oven on fire. Flames were coming all out around the oven. It was bad! Chris went out and bought fire extinguishers for the kitchen only!)
Anyway, I have had this package deal that I have been working on. It was a Triplex, Quadplex and two Duplexes. The seller insisted on selling them all together. They were under contract, until the lender decided to use "Rapid Acquisition", allowing a new investor only two buildings every six months, for a two year period. The same afternoon I found this out, I had another new investor call me, hmmmm could the deal still work? I met this investor over at the property and explained the situation, they were interested! The offer was made and both deals contingent on the other property selling.
Both buyers were terrific. They were a match made in heaven for neighbors of investment property. Keep in mind that these four buildings are on a dead in road, sit by themselves, and have been well taken care of.
The deal fell through. One of the buyers were going to take the two duplexes and the other one, the triplex and quadplex. One of the buyers couldnt get a good enough interest rate.
The buyer for the two duplexes was heartbroken. I really wanted to make this happen for them. I called the other buyers agent and we talked a little. I suggested that she call a Mortgage Broker that we have been dealing with on a different deal. He could make the numbers work! We were back in business!
Last Friday, I got a call that the buyer wanted to go back under contract on the triplex and quadplex! So, I called my buyer, she wanted her offers resubmitted! By 6pm we had everything locked in with a closing date of TWO WEEKS!
With it being investment property, the tenants have no idea its for sale. So the offers were contingent upon inspection. One buyer had already seen the property. Today, I met the investor buying the two duplexes. I was really excited to show them because of their excitement over the deal. The inspector was there, that turned out good. The appraiser is coming on Wednesday, and the process is working out great.
So, what is the big deal?? It amazes me the feeling I get when working with buyers. The excitement they have when something comes together. The excitement about what the future holds with their property, and most of all their appreciation for just doing our job.
When we were leaving the property today, the soon to be new investor was smiling ear to ear. To me, there is nothing more rewarding.
Well, maybe one thing...The fact that I was also told we would be doing a lot more business together!!
Yeah, yeah. Her investors gets these nice properties. She gets a big commission check. The sellers rid themselves of properties that no longer fit within their investment strategy, and what do I get???

The good news is that I did not have to call the fire department... this time.
