This is an excellent point, and one which agents should mention to clients who may not know how to get started.  I'm currently working with two clients who want to buy two-flats.  Neither knew how to do a financial set up, or conduct due diligence on rents or expenses.  A little bit of help from me and they are on their way.

Jeannette,  I've found lenders who also will do 100% investor loans if you have good credit.  At least a few months ago.

Yes, I have also found lenders who will do 100% investor loans as well as interest only loans.  I am careful about recommending them....it depends on the client. 

I'll bet those 100% loans are long gone by now.  I would caution anyone that is getting into investment property with 100% financing.  There is no room for error.

I absolutely agree!  Though you can with good credit find these loans out there...it is not for everyone.  I would caution even savvy investors about this.
