Put Your Nashville Home on The First Page Of Google - Mr Homeowner, I understand that you want to sell your real estate for the highest possible net price, and I am here to help. I know that you will be interviewing several of my competitors today, and all of them are good real estate agents. But, will they guarantee that your home will be the first thing a buyer sees if they google your neighborhood. How about your school zone, maybe even your town.

Ok town might be a stretch, but the school and neighborhood is not. I can guarantee those things because that's they way I advertise my listings. I spend a lot of time and money learning the best ways to maximize the your online exposure, because that's where real estate buyers usually start.

My competitors will tell you that they have a website, and that your property will be on it. Ok, but will your property have it's own website, designed by someone who understands SEO (search engine optimization), so that Google understands how important your home is in your neighborhood. Will your property have a blog post ? How many?

Just a thought, it's your money. Google your neighborhood and see how many realtors show up on the first page before you make your decision.

Larry, good idea for a larger market.  Here in Clarksville that does really help - unless you consider neighborhoods "Sango" or "St Bethlehem".  I would be interested to see how it works for you in the larger market that is Nashville.

Hi Larry,

I really enjoyed your blogs.  The Williamson and Davidson County statistics were great!!!  I need to be more detailed with my analysis.  I also enjoyed reading about the flyers.  I cannot believe how many realtors put boxes out and hardly ever replace the flyers.

The best blog was the Google blog.  Boy, does that hit home!!  I am now committed to blogging.  I did two blogs today and two comments so far.

Have a nice evening and check out my new picture on the blog sheet.  It worked!!!  Of course, with you not here, it took me about 30 minutes to backtrack and figure it out.  But, hey, that is the best way to learn.  Say Hi to Elizabeth.

I will see you in the morning.

Doris

Roland - I have been tempted to write a post about how I do this, but I would rather not let my local competition in on the secret. And I know that most of them read my blog posts

I think it's a good deal for the sellers. How many people wouldn't want this deal.

Larry, excellent post on why you are different and how to give your sellers an advantage. I'm sure they are blown away. Hey do they know what a blog is?

Missy - Most people have some idea that it's important, but they haven't seen one yet. It's up to us to educate them.

one way you can do this is through the single property domain website companies that are out there.  Listingproducer.com is a good one at the right price.  TheListingWidget.com does a good job as well.

Scott - I use point2agent as my website. It has a facility to link listings to any domain name you choise. I can have a new listing with it's own domain name, up to 50 pictures with a google map and virtual tour up in a few hours and it automatically symdicates to every major real estate site you can imagine. Trulia, Zillow, yahoo homes, google, homescape, hotpads, oodle, secondspace, cyberhomes, frontdoor, and Craigslist. I also create a blog for each home on activerain.

I usually have the home show up several times on the first page of google for the neighborhood, and sometimes, even the city.

Needless to say, none of my competition is doing this.

How do you guarantee this?  Sorry if I missed it but I read your post and didn't see the HOW.  We use a service called classifiedflyerads.com and it gets the majority of our listings on Google's first page for various keyword phrases.

matt - good question I write blogs that are optimized for the neighborhood and communities. I'm ranked at the top of google pages for all of the neighborhoods and communities in the area. All of my listing dominate the first page of any search on the neighborhood,
