Working with Fixers in a fast paced market can present some interesting Challenges. It seems as though each and every year it becomes more and more difficult to find viable Projects.
Some 6 years ago while looking for one of my long term clients. I came across this 1950's Mid Century 
Classic Located in the MT. Tabor Neighborhood. Mt. Tabor is named after an extinct Volcano located in Central SE Portland Oregon. The Mountain is also a City Park that holds many City events throughout the Year.
The 1950's ranch style home while charming and dated was also sitting on a double wide lot. I sold the property to a Builder that I work with and he subsequently some 5 years later built a couple of Townhomes on the lot.
In the fall of this last year the Builder asked me to find a buyer for the home. 
Although Gary normally rehabs older Victorian homes we have done a 1950's project that was very successful. This one however was going to require a little ingenuity to create value. We knew going in, that the purchase price of $360,000 left plenty of room for profit in an area that can support prices well into the $650,000 range and above.
Taking a page from the book of rehabbers in Boulder Colorado I suggested to Gary that he consider the Boulder option for expanding. They call them Popper Topper's. Where they cut off the roof and go up another story.
After all Gary had done many Attic Remodels before, This would not be much different than those. The new Townhomes next door dwarfed the Ranch making the addition a logical choice. It also added another 1500 square feet to the existing 3000 for a total of approximately 4500 square feet. There is still much work left to do but everyone is excited about the project. The Goal is to have this great home back on the market this Summer.
