Not Real Sure What To Say Here Or How It Works. But, If I don't make a mistake I am not going to learn.  Thought I would put a question out there that I get asked often just to see what you guys come up with.

 

"I have recently relocated to the area (Tennessee). I have made several offers on Homes at about 20% under asking price.  Where is was living before, (FL, MI, CA) that is normal for the market.  I don't understand why my offers are not beign accepted.  I thought this was a don market and you can get good deals now.

Hi Karen,

Welcome to the Rain! AND Welcome to Tennessee! This is a Great way to network and get answers to your questions from all kinds of sources in this industry. Whatever question you have, there is a number of real estate professionals that have the experience and can make suggestions or comments so that you can make an informed decision.

 In the Clarksville area, the market is not down like it is in other markets. The sales slowed down for a time but since April the sales have been steadily increasing. The good deals that I have ran across are when the seller has been sitting on that property for a while and is really needing to unload it.

Sometimes the deal is already in the listing prices.  I'd be careful about feeling like you have to get a deal.  Make sure you feel good about the price not that you talked them down 20%.

Leave it to the experience.   You tell it to clients and they do not fully believe you. So they do not get the first property, get rejected on the other, then again, and then they are ready to deal with the reality.

The biggest problem for buyer is not to pay high price, but to pay more than they absolutely had to. So, this is a normal reaction.

BTW, did you decide to leave the quote unedited on purpose to show that the buyer makes a lot of mistakes?

Karen, let me join the others in welcoming you to Active Rain and thanking you for your thoughtful first post. 

The reaction you're getting from buyers is based on exposure to either the volatile markets themselves or simply the news that is out there about these markets.  Price histories indicate that most of Tennessee has been stable throughout both the run-up in prices over the last 5 years and the current softening that we're experiencing.  So much of our job is giving information to the client so that they understand the dynamics of the market that they're entering into.  Now that there's too much news about the down side of things, it's twice as much work for us to educate people.  But we must do that or fail to get a sale!

Thank You Howard! Finally someone understood the question.  Do you have any other advice as to how to get the point across, other than showing them cma's, that doesn't seem to make a dent.  Do you know of any websites or articles that would bacl up the data I already know and have.

I think people need to realize that each market is different, just as the people from each area are different. Hopefully they will realize this as you show them that your area just doesn't do that. Thanks Tracy,  Yeah I just jumped in with both feet.  24 hours ago I didn't even know what blogging was.   I thought it was some sort of open diary, that everyone just voyured other peoples lives LOL!!!  My kids think I'm a dinosuar!  But I am trying to catch up.
