I need advice on successful open houses!

I am going to have to have an open house for one of my sellers. I was wondering if any of you could give me some tips on things that have worked for you in the past. I feel like it may be harder to get people to come in the heat, but need to do this for him. Do people really like refreshments? Do I need to give away something? Just curious......

on your home flyers you should have financing options with your lender of choice.  be open and friendly that is the key

instead of using the typical office sign in sheet, create your own that requires each person to use there own sheet because most people are followers and if 1 person doesn't leave there number you'll probably get a few more.

I am a Loan Officer and when the Realtors I usually work with have open houses, I take my laptop and do preapprovals on the spot.  I also do rate quotes and payment quotes and answer any questions visitors to the open house  may have.  I have noticed that she always gets a comment about how useful this is.

Dave, thanks i will call lender today and get info for that. Thomas, that is a great point I haven't really thought about it but it is true. Sharon, that is great of you to do that. I will try to hit up some of our local people and see if they would be willing to do that for me. Thanks so much for you comments

Hi Amanda, I wondered over to your blog after you posted the nice comment on mine.  It sounds like you stumbled across mine at a good time.  Open Houses can be tricky; sometimes you need to pick someone else's in your office that is in the "popular" price range and "popular area" to get good traffic as well.  I do my own and every so often pick one from our office pool.
