Last week we were told that "The Villages at Seven Springs Real Estate Resort Property Sales" name has been retired. It's a sad day for Abe as she remembers when she worked with Kettler Forlines, Inc and they opened up the resale division. She was the Broker of Record.
She shares, "Back then we were all about new construction. We were turning prospective buyers for resales away when they came into our office. New construction was moving further away from being slope side and losing out to resale listings. When the resale transfers became more than the new construction transfers the division was created."
"At the time we needed to have our own identity apart from Seven Springs as they were not involved with the process. We tried to make it short but in the end, "The Villages at Seven Springs Real Estate Resort Property Sales" was the final choice. What a mouth full and it never fit in any computer field! But still it was a new and exciting division for us."
Now there are none of the original real estate licensees left working on site. If you recall from our update e-letter Kettler Forlines, Inc sold out all of their business interests on the mountain to Seven Springs last November. Today, "Seven Springs Resort Realty, LLC" begins a new chapter. In Pennsylvania it's uncommon for Real Estate Companies to operate as a Limited Liability Company. Stop and think about the ones you know.
It will be interesting to watch as they develop. How they handle the same issues faced back in the early 90's. Will the licensed agents be selling both new and resale properties? Will they be DUAL OR DESIGNATED AGENTS? How will they work with outside real estate companies? Will they encourage participation in the REALTOR organization? Time will tell.
